Job Title: Assistant Maintenance Supervisor

Reports To: Maintenance Supervisor / Community Manager

Summary: Assist the Maintenance Supervisor by directing activities of workers engaged in operating and maintaining facilities and equipment in apartment buildings by performing the following duties personally or through subordinate employees.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

1. Inspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.

2. Assigns workers to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors.

3. Purchases building and maintenance supplies, and equipment in absence of Supervisor.

4. Ensures a daily cleaning protocol is managed for the community, this includes, sweeping, moping, vacuums hallways, stairs, and office space.

5. Ensures that a daily garbage protocol is being managed throughout property as well as in common amenities.

6. Maintains building, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities.

7. Completes resident work orders and updates Property management software as to the status and completion of residential apartment work orders.

8. Notifies management concerning the need for major repairs or additions to lighting, heating, and ventilating equipment.

9. Ensures daily Maintenance of all exterior common areas of the community that include landscaping, sidewalks, driveways, stairwells, and hallways. Ensure these areas are clean, free of debris, well maintained and the lighting is maintained and inspected.

10. Other duties as assigned.

Qualifications:

Education/Experience:
One year certificate from college or technical school; or one year related experience and/or training; or equivalent combination of education and experience.

Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents or employees of organization.

Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Supervisory Responsibilities:
Supervises community employees during the absence of the Maintenance Supervisor and or Community Manager. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
