Assistant Commercial Manager / Commercial Manager (Luxury Villa Interiors)

Greetings!

We require an experienced Assistant Commercial Manager/Commercial Manager for our company which specialises on Luxury Villa Interiors & Fit Outs.

PRIMARY DUTIES AND RESPONSIBILITIES:

Financial Management & Cost Control:

• Develop and implement commercial strategies for Luxury fit-out projects.
• Prepare cost estimates, budgets, and project financial projections.
• Monitor project financial performance, tracking costs against budgets and forecasting.
• Prepare monthly financial reports to senior management.
• Manage and forecast project cash flow.

Contractual & Risk Management:

• Manage all commercial and contractual issues from project beginning to end.
• Resolve commercial problems, review operational processes, and ensure adherence to contract obligations.
• Perform risk assessments and mitigation to ensure profitability.
• Ensure compliance with local authority codes and regulations.

Procurement & Subcontractor Management:

• Oversee the procurement process, including sourcing, selecting, and negotiating with vendors and subcontractors.
• Manage subcontractor relationships and final accounts.
• Coordinate with suppliers to ensure timely delivery of materials.

Project Execution & Close-Out:

• Work closely with Project Managers to ensure cost-effective delivery.
• Oversee high-end finishing work, such as joinery, flooring, and partitions, ensuring quality meets specifications.
• Manage the formal tender process and contract negotiations.
• Lead the close-out of projects, ensuring all commercial and contractual issues are resolved.

Team Leadership:

• Mentor and support other Quantity Surveyors.

Desired Qualifications & Skills:

• Bachelor’s degree in Civil Engineering or Quantity Surveying.
• Over 10 years of experience, preferably with a solid background in luxury fit-outs.
• Strong knowledge of local luxury villa fit-out regulations (e.g., in the UAE/Dubai).
• Proficiency in financial software and MS Office, especially Excel

Pay: Up to AED20,000.00 per month

Language:
