Summary
The Assistant Community Manager serves as the individual responsible for the property in the absence of the Community Manager and serves as a leader and coordinator to maintenance staff and any onsite vendors/contractors.
This job description does not imply that these are the only duties to be performed by this employee. He or she may be required to follow any other instructions and to perform other duties requested by the Executive Management Team.
Essential Duties and Responsibilities
Marketing
Promotes rentals on the phone and in person; presents mobile homes and community to prospective residents. Promotes mobile home features and benefits; secures commitments and deposits from prospective residents.
Ensures timely renewals of existing residents.
Supports the overall marketing efforts and offers input suggestions in regards to promotions, advertisements, etc.
Analyzes and monitors the community market condition in order to anticipate market changes or trends that could affect the profitability of the community.
Resident Relations
Greet onsite visitors and determine the nature of their business and assist as necessary.
Inspects property common areas, mobile home units, and grounds on a regular basis.
Coordinate move-ins and move-outs including all inspections; ensures effective move-in and move-out administration.
Supervises the planning and attend various community recreational and social activities.
Analyzes concerns associated with community and provides solutions.
Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations.
Ensures that maintenance requests are handled as quickly, efficiently and effectively as possible.
Inspect work in progress and purchases to ensure compliance with their respective work order or purchase order.
Financial & Accounting
Demonstrates understanding of financial and operational reporting requirements.
Ensures the completion of residential lease administration. Ensures that all leases and addenda are completed accurately in regards to addresses, names, rates, terms, etc.
Maintain and update tenant records in appropriate files and e-files.
Processes, reviews, and approves or rejects resident applications based on Company criteria.
Ensures that all rent payments are collected accurately and timely from both current and previous residents.
Collects delinquent rents and notifies supervisor so they may approve initiation of unlawful detainer actions as appropriate.
Submit deposits consistent with corporate electronic deposit procedures.
Document all rental information in Yardi.
Ensures daily input of all resident information in relation to leasing traffic, move-ins, move-outs, and mobile home conditions.
Prepare work orders and purchase orders for items directed by the Manager for the corporate office to process.
Prepares and follows guidelines of the community operation budget and makes recommendations for ways to maximize income and minimize expenses.
Ensures security deposit dispositions are prepared in a consistent manner immediately after move-out, time being of the essence.
Adheres to company accounting procedures including weekly and monthly reports, income accounting, expense control and daily bank deposits.
Perform general office duties as assigned.
Supervisory and Compliance
Act as Community Manager in the absence of the manager.
Adheres to California Mobile Home Residency Laws, Title 25, City of Santee Manufactured Home Ordinances, and all applicable government requirements.
Adheres to Fair Housing Policy, Americans with Disabilities Act (ADA), California Injury and Illness Prevention Policy; the Asbestos and Hazardous Materials Policy and any other laws or safety directives required to be in compliance.

Qualifications
Education:
· Minimum: High School Diploma or GED
Certifications/Licenses:
· Minimum: Valid drivers’ license
Experience:
· Preferred: 2+ years’ experience in residential property management
Job Type: Full-time
Pay: $26.50 - $29.00 per hour
