Summary/Objective:
The Assistant Maintenance Supervisor supports the Property Manager and Maintenance Supervisor with the day-to-day maintenance operations of a residential apartment community. This is a hands-on maintenance role responsible for completing work orders, supporting apartment turns/make-readies, troubleshooting maintenance issues, and helping maintain the overall safety, appearance, and functionality of the property. The ideal candidate has strong apartment maintenance experience, can work independently, communicates well with residents and team members, and is comfortable helping support daily maintenance priorities when needed. This role may assist with guiding the porter, maintenance technician, or vendors on behalf of the Property Manager or Maintenance Supervisor.

Essential function/Responsibilities: duties include but are not limited to the following: Under the direction of the Property Manager and Maintenance Supervisor:
- Complete resident work orders and service requests in a timely and professional manner
- Assist with apartment turns, make-readies, move-in inspections, punch lists, and general unit repairs
- Perform general maintenance repairs including plumbing, electrical, appliance repair, carpentry, drywall, painting, flooring, doors, locks, lighting, and fixtures
- Troubleshoot maintenance issues and determine when additional support or vendor assistance is needed
- Support preventive maintenance and routine property inspections
- Help maintain common areas, grounds, trash areas, mechanical spaces, equipment rooms, and overall property curb appeal as needed
- Maintain tools, equipment, parts, inventory, and maintenance supplies
- Communicate professionally with residents, property management, vendors, and team members
- Assist with coordinating daily maintenance priorities and helping guide porter or maintenance staff when needed
- Follow company safety procedures when using tools, ladders, chemicals, power equipment, and machinery
- Participate in the required on-call rotation for after-hours maintenance emergencies
- Report property concerns, safety hazards, recurring maintenance issues, or needed repairs to the Property Manager and Maintenance Supervisor
Requirements:
- Minimum of three (3) years of hands-on maintenance experience required
- Apartment maintenance, multifamily, residential property maintenance, or affordable housing experience preferred
- High school diploma or GED required
- Must have own basic tools
- Must have reliable transportation to report to the property and respond to on-call needs as required
- Must be comfortable participating in an on-call rotation
- HVAC/EPA certification preferred
Qualifications:
- Strong working knowledge of general plumbing, electrical, appliance repair, carpentry, drywall/painting, make-ready repairs, and basic mechanical systems
- Ability to troubleshoot and complete repairs in occupied apartments, vacant units, common areas, and property spaces
- Ability to work independently while also supporting the broader onsite team
- Strong customer service skills and ability to communicate professionally with residents, staff, and vendors
- Ability to assist with daily maintenance priorities and help guide maintenance or porter staff when needed
- Ability to manage changing priorities, multiple deadlines, and urgent work orders
- Ability to safely lift, move, and maneuver tools, supplies, appliances, equipment, and materials as needed
- Certifications in HVAC, EPA, plumbing, electrical, or related trades are a plus
Pay Range: $24.00 to $26.78 per hour
