Assistant Project Manager, Construction

Job Description:
J.L. Dunn is seeking a highly motivated individual to join our Project Management team. As the pre-construction and construction Assistant Project Manager, you will have direct involvement in the estimating, procurement, permitting, design, and construction of our Urban Re-Development & Luxury Residential Projects. To succeed in this role, the individual must have strong communication skills, attention to detail, a proactive problem-solving mentality and be a motivated team player.

This is a full-time in office and/or on-site position. Remote work is only available on an as needed basis.

Responsibilities:

  • Document Control: Create tracking logs and lead the construction administrative responsibilities for RFIs, submittals, meeting minutes, change order logs, sketches, and close out packages.
  • Submittals & RFIs: Review submittals and RFIs to confirm the conformance with the contract documents and identify gaps in documentation to be confirmed by Subcontractor or Architect. Advise Architect & Project Manager on progress, priorities, and/or lead time concerns compared to Project Schedule.
  • Field Communication: Daily site visits and creation of site documents to ensure all crews have the information readily available to ensure the finished product meets or exceeds the design intent. Maintain daily communication with Project Superintendent to exchange updates and identify areas of concern.
  • Trade Coordination: Identify and facilitate coordination items between trades
  • Record Keeper: save and file all project documentation in an organized manner.
  • Procore Manager: maintain project’s Procore Site to ensure information is up to date and readily available for all parties
  • Subcontractor Procurement: Write and develop scopes of work by Trade for all required subcontractors and vendors
  • Material Procurement: Identify long lead items. Create a procurement log to ensure timely ordering and delivery of both Subcontractor materials and materials purchased directly by GC.
  • Meetings: Attend all project meetings (OAC, Coordination, Site Meetings). Create and continually update meeting minutes + agendas that accurately recap the outcomes, decisions, and follow ups needed that are discussed during the meeting.
  • Scheduling: Assist the Project Manager to establish and manage the project CPM schedule and Look ahead schedules utilizing Procore. Schedule to include dates and times for Owner/Client decisions, availability of design information, procurement of materials and subcontracts, lead times for fabrication and field installation, etc.
  • Safety & QC: Confirm prescribed safety and quality control measures are implemented and maintained throughout the life of the project
  • Punchlist & Field Reports: Breakdown punch list and reports received from Design Team. Create tracking logs, assign responsibilities, and distribute to responsible parties. Follow up until 100% completion.
  • Compliance: assist Superintendent with maintaining compliance with supplemental
  • Coordinate the functions of estimating, scheduling, purchasing, accounting, and operations as they relate to the progress and completion of the project.
  • Contribute to the training of onsite staff based on requirements of the project. Ensure the field staff has access and an understanding of all the project documentation and procedures. Review the importance of regular completion of Procore activities daily, including completion of daily report, site pictures uploaded on a regular basis, etc.
  • Support the overall management direction on multiple projects; select opportunities to own and manage smaller projects from start to finish.

Qualifications

  • Bachelor’s degree or minimum of 2-3 years’ of construction management experience.
  • Ability to read and understand construction drawings and specifications
  • Advanced proficiency in Microsoft Office 365
  • Quantity Take Off & Estimating experience a plus
  • Understand and comprehend the contract construction documents, prime contract, subcontracts.
  • Procore experience a plus
  • OSHA 10 or 30 certification preferred

Pay: From $85,000.00 per year
