Job Summary
We are seeking a proactive and detail-oriented Assistant Property Manager to join our dynamic property management team. In this role, you will support the overall management operations for properties owned and/or managed by Tenants Development Corporation, ensuring exceptional tenant relations, efficient leasing processes, and compliance with all relevant regulations. Responsibilities
- Assist in managing daily property operations, including leasing, rent collection, and maintenance coordination.
- Process recertification and interim certifications for Section 8 and LIHTC developments in accordance with TDC's policies and procedures.
- Follow up with residents who do not respond within 90 days of their first certification notice.
- Assist with the monthly voucher reconciliation process.
- Conduct EIV existing resident search during the applicant process.
- Review the Income Report within 90 days after move-in certification in accordance with EIV Policy.
- Process applicants in accordance with the development’s Tenant Selection Plan (TSP), and TDC’s occupancy and marketing procedures. When applicable, comply with HUD Section 8 and LIHTC regulations utilizing the Real Page - One Site software.
- Assist the Property Manager to market the non-affordable units.
- Show available vacant units to potential or approved applicants.
- Organize and establish a new resident file in accordance with TDC policies/procedures.
- Conduct move-in inspections and new resident orientations.
- Assist with pre move-out inspections.
- Process proposed new household members and forward to Property Manager for approval in accordance with the property's TSP.
- Assist with maintaining the wait list in accordance with the property's TSP and/or HUD requirements.
- Assist with preparation for agency/investor property management reviews and inspections.
- Assist with opening and closing of the wait list in accordance with TSP abnd TDC's policies and procedures.
- Maintain waitlist applicant files/rexords and masgefr waitlists in accordance with TDC policies and procedures.
- Attend job specific training programs as requested.
- Assist with marketing and leasing of market rate units.
- Assist with tasks related to the recertiication process and/or other tasks as directed by the Senior Property Manager.
- Assist with annual unit inspections.
- Assist with front desk operations as needed.
- As directed by supervisor, perform other tasks to ensure the smooth day to day management operations.
Skills/Qualifications
- Associate degree and/or business course certificate is preferred but can be substituted with demonstrated experience in affordable housing.
- 2-3 years experience in the affordable housing management field.
- Strong understanding of LIHTC programs, Section 8 housing regulations, and Fair Housing laws.
- COS or equivalent required.
- Proficiency in property management software such as Yardi or OneSite.
- Excellent customer service skills with the ability to communicate clearly via phone and in person while maintaining professionalism.
- Demonstrated conflict management abilities with tactful skills for resolving resident issues or disputes.
- Excellent interpersonal skills and the ability to utilize good judgement in dealing with residents and staff.
- Excellent written and verbal communication skills.
- Experience in property leasing processes from application screening to move-in coordination.
- Familiarity with property maintenance coordination including facilities management practices.
- Office experience including data entry, filing systems, record keeping, and document management.
- Ability to handle multiple tasks efficiently while maintaining attention to detail under pressure.
- Strong interpersonal skills with a focus on customer relationship management.

Pay: $58,000.00 - $65,000.00 per year
