LPG is a residential property management, maintenance, and remodeling company based in Toledo, Ohio. We’re looking for an Assistant Property Manager who can communicate well, stay organized, solve problems, and support both residents and teammates with professionalism and care.

POSITION RESPONSIBILITIES

  • Support tenants with questions, concerns, and day to day needs, solving problems quickly and professionally.
  • Deliver notices in person and help teammates ensure timely communication across all properties.
  • File eviction notices and appear in court when required.
  • Purchase writs and manage the full legal eviction process.
  • Schedule and attend bailiff assisted set outs, coordinating with maintenance for smooth transitions.
  • Conduct move out inspections and upload accurate documentation into the property management system.
  • Mediate tenant disputes and handle difficult conversations with fairness and professionalism.
  • Prepare and deliver lease violation notices and other legal documents.
  • Prepare lease renewals and maintain organized, up to date tenant files.
  • Complete LMHA and rental assistance program paperwork.
  • Enter rental payments received in office and maintain accurate ledgers.
  • Set up payment arrangements for residents with past due balances and maintain consistent follow up.
  • Prepare delinquency reports and track overdue payments.
  • Complete administrative tasks and reports as needed to support daily operations.
  • Collaborate with leasing, maintenance, and accounting to keep operations moving smoothly.
  • Assist teammates when needed, especially during busy seasons or urgent situations.
  • Conduct property visits when documentation or compliance checks are required.

REQUIREMENTS

  • Valid driver’s license.
  • Experience in property management or real estate preferred.
  • Quick problem solving skills and adaptability.
  • Strong verbal and written communication.
  • Professionalism in sensitive or challenging situations.
  • Proficiency with Microsoft Outlook, Word, and Excel.
  • Willingness to learn new systems and software.
  • Ability to collaborate across departments.
  • Phone compatible with QuickBooks Time app.
  • Dedication to strong customer service.
  • Excellent organizational skills and attention to detail.
  • Experience with property management software is a plus.

Job Type: Full-time

Pay: $41,600.00 - $50,300.00 per year
