Assistant Property Manager

About the Role

HFO Investments is a growing real estate investment firm managing a diverse mixed-use portfolio — including commercial, office, marina, agricultural, and residential properties — across Hillsborough, Pinellas, and Polk counties. We are seeking a hands-on, dependable Assistant Property Manager to join our lean, high-trust team.

This role is primarily field-based. You will spend the majority of your time on-site across our portfolio, overseeing maintenance operations, coordinating vendors, and keeping our properties running at a high standard. Administrative and coordination duties will be layered in as you grow into the role.

This is an excellent opportunity for someone from a trades, facilities, or property maintenance background who is ready to step into a management role with real growth potential.

You will have an office setup in the Brandon area but will be required to come to the main office in Tampa at least once per week (more when starting).

What You'll Do

  • Conduct regular property inspections across all sites and document findings
  • Coordinate and oversee vendors, contractors, and service providers
  • Support and work alongside our full-time maintenance technician
  • Respond to tenant maintenance requests and ensure timely resolution
  • Manage work orders and maintain service records
  • Assist with move-in/move-out inspections and unit turnovers
  • Communicate professionally with tenants regarding maintenance scheduling and updates
  • Assist with administrative tasks including lease coordination, reporting, and vendor invoicing
  • Escalate significant repair issues or tenant concerns to the Director of Property Management
  • Support the Director on special projects related to property operations and acquisitions

What We're Looking For

  • Background in trades, facilities management, construction, or property maintenance — required
  • Strong field judgment: comfortable assessing physical property conditions and prioritizing repairs
  • Self-directed and reliable; able to manage your own schedule across multiple sites
  • Basic computer skills (email, work order systems, Microsoft Excel)
  • Valid Florida driver's license and truck required
  • Strong communication skills — you'll interact with tenants, vendors, and ownership
  • Prior experience in property management is a plus but not required
  • Willingness to learn administrative and operational systems on the job
