The Assistant Property Manager (APM) is primarily responsible for computing and recording the financial records for the assigned property. The APM will assist in overseeing day-to-day operations including leasing, marketing and handling administrative and resident relation issues. This position is designed to prepare individuals for a position as a Property Manager. An APM will be asked to assume greater responsibilities upon absorbing and applying knowledge of all aspects of property management.

Qualifications:

  • 2 years or more of Assistant Property Manager experience on a large property
  • Strong leadership and management skills are essential.
  • High school diploma required, college degree preferred.
  • Ability to work a flexible schedule, including evenings and weekends.
  • Excellent written and verbal communication skills with computer software experience to include MS Word, MS Excel, MS Outlook, YARDI®, and RealPage.
  • Accounting experience preferred but not required.
  • A valid Driver’s License is required.

Duties & Responsibilities:

  • Enforce rent policy, maximize gross rent, and minimize vacant and delinquent rent loss.
  • Collects rent and make daily deposits and reconciliations monthly.
  • Processes resident move-outs. Turn over collection files every 30 days.
  • Follows the Company’s procedures related to evictions and violations by following proper notice requirements, evicting residents, and maintaining communication with attorneys, representing the property as required in court hearings and eviction proceedings.
  • Ensure for processing of pre-close and accounting month-end is done.
  • Maintain communication with attorneys for eviction processes, court dates and attend hearings as necessary.
  • Create basic POs as requested.
  • Produce weekly/monthly reports for Property Manager/ Regional Manager.
  • Performs marketing and leasing functions to maintain budgeted or greater occupancy.
  • Visually inspect/prepare the entire property daily for cleanliness.
  • Convert a minimum of 30% total traffic to leases and accurately record traffic from all sources in lead management system daily.
  • Ensure success of marketing efforts by tracking traffic, reviewing ads, and developing marketing leads.
  • Monitor renewals. Distribute and follow-up on renewal notices
  • Implements effective resident retention programs, such as move-in and service follow up
  • Record resident service requests accurately and in detail.
  • as directed by the immediate supervisor.
