Associate, US Debt Investments

About the Position

Timbercreek is seeking an Associate, US Debt Investments to be part of its Global Credit and Underwriting team, who will thrive in a fast-paced, entrepreneurial environment. The ideal candidate is an experienced, results-oriented real estate and finance professional, a problem solver and creative thinker, self-starter, and most importantly, a team player excited to grow with the company. This role will support the US open-ended debt fund that is focused on bridge/value-add loan opportunities across the United States.

Key Responsibilities


Underwriting

  • Review and qualify new loan and investment applications on all commercial real estate asset classes including, but not limited to, multi-family, industrial, self-storage, hospitality, retail and office assets.
  • Perform detailed underwriting including analyzing and interpreting property specific financial statements and leases to complete a preliminary valuation of the property.
  • Compile market information to support all assumptions for the investment.
  • Correspond with the borrower, mortgage & real estate brokers, and other industry professionals to validate and further substantiate the investment assumptions and gain better understanding of particular markets and asset classes.
  • Conduct in-depth due diligence on the credit worthiness of sponsors/clients and other financial data relevant to transactions.
  • Identify risks and mitigants and provide feedback to the Global Credit team based on preliminary underwriting and market findings.
  • Provide potential investment partners with underwriting and transaction materials to support syndication activities.

Preparation, Due Diligence and Closing

  • Under the guidance of the VP, complete investment summaries for submission to Investment Committee for submission and approval.
  • Where required and in conjunction with the Origination team, perform site inspections and meet with borrowers, property managers, appraisers, and other related stakeholders.
  • Ensure all required due diligence material is obtained and reviewed, and is consistent with preliminary underwriting, deal structure, and Investment Committee approval.
  • Together with the Originator, the Associate will be a point person in the due diligence process (both internal and external) and assist both the Origination and Funding teams throughout the closing process.

Portfolio and Asset Management

  • Support the Investment team by providing proactive asset management of funded/closed investments (i.e. renewals, restructure, annual reviews).
  • Gathering necessary information from the borrower or the market for the purposes of re-underwriting the investment in the case of a re-structure, renewal, or annual review.
  • Perform active financial updates and reporting including updating financial models, client budgets and maintaining up to date documentation and information management.
  • Assist the Funding and Servicing team with post-closing follow ups, as required.

Job Requirements

Education and Experience

  • Minimum of 4 years of experience in one of the following environments: Commercial Real Estate or Structured Finance, CRE Debt Brokerage, Private Equity, Private Debt, Investment Banking, Fund Management or a major financial institution.
  • This role is intended for experienced Associates who can independently underwrite transactions and act as a core credit partner to Originations.
  • Strong ability to perform financial modeling and run valuation analysis of as part of the underwriting process.
  • Direct transactional experience preferred.
  • Background in the due diligence review of pertinent loan documents (i.e. loan documents, intercreditor agreements), leases and operating agreements/joint venture agreements.
  • Working knowledge of commercial real estate software (i.e. CoStar and Argus) is considered an asset.
  • An undergraduate degree in Finance, Economics, Business/Commerce, a Real Estate program, or a related discipline.
  • Completion of, or enrollment in, a professional designation (e.g. CAIA, CFA, CPA) is considered an asset.

  • Superior attention to detail and accuracy.
  • Excellent communication (both written and verbal) skills and the poise and professionalism to represent Timbercreek in front of both internal and external parties.
  • Willingness to travel for property inspections.
  • Strong organizational and time management skills and the ability to work under pressure on multiple transactions concurrently.
  • Professional and positive with a “can-do” deal and team focused attitude.
  • Ability to work independently prioritizing and establishing deadlines for own work, and when work is delegated, for the work of others.
  • Ability to work in a fast-paced environment and deliver with tight deadlines.
  • Advanced computer skills (Excel, Power Point, Word, Argus).
  • Willingness to learn, take on new challenges and grow in the role.
