Asst. Lead Maintenance HVAC Technician

We are seeking an Assistant Lead Maintenance (HVAC Ticket Runner) to perform work order for daily site needs on both vacant and occupied units.

Experience in repairs of homes/apartments AC is needed.

It is the responsibility of maintenance personnel to:

• MUST BE KNOWLEDGEABLE IN AC REPAIRS
• have reliable transportation to get to and from job sites;
• work with the manager and not against them on resolving any maintenance problem that may arise on the job site each day;
• be able to bend, kneel, reach, lift, paint overhead, climb ladders of all sizes, cope with foul odors, work with cleaning solutions, and stoop as the job may require;
• be able to work outdoors in wet, hot, humid, and cold temperatures and indoors under possibly the same conditions;
• have a general working knowledge of all pump motors and other pertinent equipment required to maintain the running of the boiler systems, etc. on the property and to know where all the water cut-off valves and sewer clean-outs are located at any given job site you might be working on;
• perform make ready duties, appliance repairs, minor plumbing, a/c repairs, lay tile, do minor carpentry repairs, minor electrical work, assist co-workers with duties too large for one (1) person, digging, and moving appliances upstairs and/or downstairs as necessary;
• provide your own tools required to perform maintenance duties especially a/c repairman who must have the necessary equipment to check out and repair/replace a/c units. All maintenance persons must be able to lift up to 150 pounds;
• perform painting and carpentry repairs; must paint interior (rolling) walls and ceilings, brush paint trim work and cut in edges; paint exterior buildings, be able to repair/replace sheetrock, (tape, float and texture), replace deteriorated wood, seal stains, fill nail holes, pull nails, carry (5) gallon buckets of paint upstairs, climb extension ladders, and have the ability to use small power tools and not be allergic to paint fumes;
