Bilingual Leasing Specialist (Part-Time, Commission-Based)

Part-Time | $500/month base + $200 per signed lease ($2,000–$2,800/month.)

The Role

We need a closer. Someone who wakes up thinking about their pipeline, follows up without being asked, and takes personal ownership of every vacancy until it's filled.

This is not an admin role. You own the entire leasing pipeline — from writing the ad to handing over the keys. You find the prospects, you sell the lifestyle, you close the lease. Your income is directly tied to your results.

Realistic earnings: $2,000–$2,800/month. We are heading into peak leasing season — the person who comes on now will have huge opportunity to lease up. Commission is uncapped.

What You Own

  • Listings & Marketing. Write and post compelling ads across Zillow, Apartments.com, Facebook Marketplace, Craigslist, and social media. You know what copy converts. You test, refresh, and optimize until the leads flow.
  • Prospect Pipeline. Every inquiry is yours. Respond fast — within 2 hours during business hours. Qualify, build rapport, and move prospects toward a showing. Phone, text, email, DMs — wherever the prospect is, you meet them there.
  • Showings. You show homes in person. Evenings, weekends — whenever the prospect is available. You present professionally, sell the co-living experience, and make people want to move in today.
  • Screening & Closing. Guide prospects through applications, coordinate background checks, and follow up relentlessly with warm leads. You don't let good prospects go cold.
  • Lease Execution. Prepare and send lease documents via DocuSign. Collect deposits and first payments. Coordinate move-in logistics with our Property Manager. The deal isn't done until the tenant is in the home.

What You Don't Own

  • Maintenance, repairs, or vendor management — that's our Property Manager.
  • Rent collection, billing, or tenant issues after move-in — that's handled internally.
  • Your only job is to fill vacancies.

Compensation

  • Base: $500/month
  • Commission: $200 per signed lease
  • Realistic earnings: $2,000–$2,800/month
  • Uncapped. Big turnover months pay big.
  • Hours: ~20–30 hours/week with flexible scheduling. Heavier availability needed on evenings and weekends for showings.

Who You Are

You are scrappy. You don't wait for leads to come to you — you go find them. You know how to work Facebook groups, marketplace listings, social media, and community boards. You've probably sold something before, even if it wasn't real estate.

You are relentless with follow-up. You understand that most deals are closed on the 3rd, 4th, or 5th touch — not the first. You track your prospects, you set reminders, you don't let people fall through the cracks.

You have hospitality in your DNA. When a prospect walks through one of our homes, they feel welcomed — not pressured. You know how to make someone picture themselves living there. You're warm, genuine, and professional.

You are great on social media. You can write a listing post that actually gets clicks. You understand what works on Facebook Marketplace, Instagram, and Craigslist. Bonus if you've ever managed social media for a business or side hustle.

You are self-directed. Nobody is going to manage your calendar or tell you when to follow up. You build your own systems, manage your own time, and hold yourself accountable to results.

You are bilingual (Spanish & English). A significant portion of our prospects communicate in Spanish. You are fluent and comfortable in both languages — spoken and written.

Preferred but not required:

  • Texas real estate license (active or inactive)
  • 2–5 years in residential leasing, real estate sales, or a similar closing role
  • Experience with property management software (Buildium, AppFolio, or similar)
