Role Purpose
The BIM Manager (PMC) is responsible for overseeing the planning, implementation, and monitoring of BIM processes across all project phases. to ensures that design consultants, contractors, and sub-consultants comply with BIM standards, that models are coordinated and clash-free, and that information deliverables are structured to support construction, operation, and facilities management in alignment with ISO 19650 and Rua Al Harams strategic digital requirements.
Key Responsibilities
1. BIM Standards & Governance

Ensure all stakeholders (design consultants, contractors, sub-consultants, vendors) comply with the project BIM scope and standards.

Implement ISO 19650-compliant BIM processes.

Review and approve BIM software platforms (Autodesk Suite, Navisworks, Civil 3D, etc.).

Enforce model naming conventions, file exchange protocols, and project coding standards (WBS-based).
2. Model Development & Information Management
-
Define and monitor progressive Levels of Development (LOD 100 500) across disciplines.
-
Ensure design consultants deliver LOD 300 models and contractors progress to LOD 400/500.

Review BIM models for data integrity, geometry accuracy, and alignment with project scope.

Guarantee that BIM deliverables align with project scheduling, cost planning (5D), sustainability, and FM handover requirements.
3. Coordination & Clash Detection
-
Lead the federation of architectural, structural, MEP, civil, infrastructure, and ID models.

Perform regular clash detection and coordination sessions.
-
Track and close out BIM-related RFIs, NCRs, and outstanding issues.

Facilitate weekly BIM coordination meetings and issue logs.
4. QA/QC & Risk Management

Establish and implement BIM QA/QC protocols and checklists.
-
Audit model submissions and produce compliance review reports.
-
Identify BIM-related risks and develop mitigation strategies.
-
Ensure vendor and sub-consultant data is integrated into the master model.
5. Information Exchange & CDE Management
-
Oversee Common Data Environment (CDE) setup, permissions, and workflows (e.g., ACC/BIM 360).

Define data exchange formats (RVT, IFC, NWC, COBie).
-
Ensure proper documentation of approvals, revisions, and handover packages.
6. Reporting & Communication
-
Produce monthly BIM reports and dashboards, covering clash metrics, compliance, risks, and progress.

Provide digital presentations and workshops to Rua and stakeholders on BIM progress and strategy.

Act as the PMCs BIM Champion, liaising between Rua, design consultants, contractors, and FM teams.
7. Handover & Asset Information Management
-
Define and enforce model handover protocols (design contractor operator).

Ensure As-Built models are fully updated, validated, and FM-ready (including COBie or equivalent data).

Support Rua in establishing a digital twin strategy for future operations.
Required Skills & Competencies
-
Strong expertise in BIM management for high-rise large-scale, multi-disciplinary projects (architecture, structure, MEP, infrastructure, interiors).

In-depth knowledge of ISO 19650 standards, PAS 1192, and best-practice BIM workflows.

Proficiency in Autodesk Suite (Revit, Navisworks, Civil 3D), CDE platforms (ACC/BIM 360, Aconex), and BIM coordination tools (Solibri, BIM Track, etc.).

Proven experience in clash detection, model auditing, and QA/QC.

Ability to align BIM deliverables with project controls, scheduling (4D), cost management (5D), and FM handover.

Strong leadership and stakeholder management skills.

Excellent reporting, presentation, and communication abilities.

Experience in the Middle East (preferred), particularly with luxury residential, hospitality, or mixed-use developments.
Qualifications
-
Bachelors degree in Architecture, Engineering, or Construction Management.
-
Professional certification in BIM (e.g., Autodesk Certified Professional, BRE BIM ISO 19650 Practitioner, RICS BIM Manager).

Minimum 15 years BIM experience, including BIM Manager role for PMC .

Experience working with multidisciplinary teams and major international projects.
