BIM Specialist – Digital Twin Development

About the Role
We're building next-generation digital twin platforms for smart buildings and industrial facilities. We need BIM specialists who can create accurate, data-rich building models from laser scans, coordinate multi-discipline designs, and integrate 3D models with real-time operational data to power facility management and predictive analytics.
Key Responsibilities
- Develop and maintain LOD 300-500 BIM models using Autodesk Revit (Architecture, Structure, MEP) for commercial, industrial, and manufacturing facilities
- Execute Scan-to-BIM workflows: process point cloud data using ReCap, convert laser scans to accurate parametric models with validated geometric tolerances
- Perform clash detection and federated model coordination using Navisworks; manage clash sets, issue tracking, and resolution logs with design and trade partners
- Create and structure parametric Revit families, parameters, and templates per BIM Execution Plan (BEP) and project standards
- Implement BIM standards (LOD definitions, shared parameters, naming conventions, worksharing); perform QA/QC and model health audits
- Integrate BIM models with 4D scheduling (construction sequencing) and 5D cost estimation for project delivery optimization
- Collaborate with GIS analysts and IoT engineers to create digital twins with real-time monitoring and predictive maintenance capabilities
- Generate construction documentation, quantity takeoffs, material schedules, and asset information for facility management handover
- Conduct constructability reviews and coordination workflows using Navisworks/Revizto with multi-stakeholder teams
Required Skills
Core BIM Software:
- Autodesk Revit (Architecture, Structure, MEP) – Expert proficiency with 3+ years hands-on modeling, family creation, and template management
- Autodesk Navisworks – Clash detection, coordination review, 4D simulation, and conflict resolution
- AutoCAD (2D/3D) – Editing legacy drawings, creating construction documents, integrating older project data into BIM workflows
- Point Cloud Processing – ReCap or equivalent tools for as-built modeling from laser scan data
Technical Capabilities:
- Multi-discipline coordination experience across Architectural, Structural, and MEP systems
- BIM standards knowledge: ISO 19650, LOD specifications (200-500), IFC data exchange, COBie delivery
- Parametric modeling with accurate geometric constraints, metadata embedding, and data-driven workflows
- Federated model management for large-scale multi-consultant projects
Preferred Skills:
- Blender, SketchUp, or 3ds Max – 3D visualization, rendering, and presentation graphics for stakeholder communication
- BIM 360 / Autodesk Construction Cloud – Cloud collaboration, version control, model synchronization
- Dynamo for Revit – Visual programming for workflow automation and repetitive task optimization
- Civil 3D or MicroStation – Site grading, infrastructure modeling, and integration with building models
- Lumion, Enscape, or V-Ray – Photorealistic rendering and walkthrough animation
- Tekla Structures or Bentley Systems – Structural steel detailing and complex fabrication modeling
- Basic Python or C# scripting for BIM automation and data extraction

Qualifications
Education:
- B.E./B.Tech in Civil Engineering, Architecture, Construction Management, or related field
- Diploma in Civil/Architecture with exceptional BIM experience considered
Experience:
- 3-5 years professional BIM experience in design, construction, or facility management
- Complex multi-discipline projects (hospitals, data centers, manufacturing plants, commercial complexes) strongly preferred
- Demonstrated experience resolving design conflicts through clash detection and coordination
Certifications (Preferred):
- Autodesk Certified Professional (ACP) in Revit or AutoCAD
- BIM certification from recognized institutions
- ISO 19650 or similar BIM standards training
