Summary of Job Responsibilities
Performs a variety of skilled and semi-skilled preventative maintenance duties and building construction relating to the functional operations of PERA facilities, industrial systems, grounds, and equipment. Maintains building operating systems according to best practices, code, and safety regulations. Monitors the work of vendors and subcontractors.

Essential Duties and Responsibilities

  • Performs preventive maintenance, emergency diagnosis, and repairs to building systems, equipment, structures, and grounds
  • Maintains and repairs motors, fans, pumps, and other mechanical equipment
  • Repairs and constructs walls and partitions; installs, replaces, and repairs doors; paints and/or stains cabinets, woodwork, fixtures, and equipment; installs ceilings and carpet
  • Maintains and repairs plumbing, replaces broken fixtures, fixes leaks and cleans stopped drains
  • Maintains and repairs light fixtures, ballasts, wiring, breaker boxes, electrical switches and outlets
  • Maintains and repairs elements of heating and air-condition systems
  • Monitors and controls various building operating systems via computer systems
  • Maintains operational knowledge and understanding of life safety and fire protection systems and controls
  • Maintains an energy management program to ensure all systems operate in the most efficient manner
  • Performs seasonal cleaning duties, including snow removal, landscaping, and sprinkler maintenance
  • Assists with fleet vehicle maintenance and repairs
  • Occasional work includes electrical, pipefitting, welding, and sheet-metal
  • Monitors preventative maintenance and renovation work performed by contractors
  • Maintains accurate and complete information on all work orders
  • Professionally and courteously responds to employee/customer inquiries to resolve building maintenance concerns in a timely manner
  • Acts with an appropriate sense of urgency and accountability
  • Responds quickly to emergency situations, summoning additional assistance as needed
  • Maintains regular and prompt attendance in the workplace
  • Performs duties as on-call engineer based on rotating schedule
  • Performs other duties as assigned

Job Qualifications

  • High school diploma; four years of related experience; or equivalent combinations of education and experience
  • Related trade courses, certifications, and/or licenses desirable
  • Demonstrated mechanical aptitude, knowledge of electrical systems, building construction, and mechanical equipment repair
  • Ability to read and interpret instructions, work from blueprints, follow work orders, and complete work reports
  • Ability to manage multiple priorities and meet deadlines
  • Effective interpersonal, communication, and problem solving skills
  • Ability to work effectively independently and within a team environment
  • Basic knowledge of Microsoft Office and computer work order systems
  • Ability to travel as necessary for business purposes

  • Routinely move, lift or carry materials up to, and in excess of, 50 pounds

  • On-call duties and occasional work outside of normal business hours and on weekends
