Job Overview
We are seeking a skilled Building Engineer to perform maintenance duites to ensure operational excellence of a Class A office buildings. This role is vital in ensuring the facility operates smoothly, safely, and efficiently, providing an exceptional environment for tenants and visitors alike. The ideal candidate will bring a proactive approach to facilities management to maintain the highest standards of building performance. Must have the ability to work alone and in a team environment, work safely in your environment, be self-motivated, and have the ability to learn quickly. This position requires a strong understanding and some hands on working experience of electrical, mechanical and other building infrastructure systems. Building tenant interactions will require excellent tenant relations and customer service skills. Under the direction of the Lead Building Engineer, the Building Engineer will work to meet the needs of management and the tenants in a prompt, courteous and professional manner.
Electrical:
· Be able to remove ballasts and connect to direct line voltage, operate breakers and switches.
· Lighting controls helpful, Maintain lighting and lighting system in common areas and tenant spaces (exterior and interior).
· Maintain a lighting material supply inventory including monthly supply ordering as needed
· Able to perform monthly maintenance logs sometimes in inclement weather on emergency backup generators
Plumbing:
· General plumbing repairs, including toilets, sinks, faucets, garbage disposals.
HVAC:
· Knowledge and troubleshooting of general class A office building heating and cooling systems
· Controls/thermostats would be a plus
Access controls:
· Have the willingness to learn and understand card access control software and issue badges.
Adminsitration:
· Respond promptly to tenant complaints and service requests
· Participate and learn various phases of building engineering
· Adhere to company policies and procedures.
General:
· Be able to climb stairs lift 50lbs without issue, carry ladders, work from elevated man lifts and work on building roof tops
· Pressure washing
· Repair or replace broken door hardware.
· Replacement of damaged ceiling tiles.
· Keep mechanical and electrical rooms clean
· Assist Lead Building Engineer with contractor and vendor activities and oversite
· Vacuum lobbies and common areas as needed during the day.
· Check and restock restroom supplies as necessary.
· Oversee exterior and pick up trash as necessary.
· Promptly remove snow and ice from sidewalks and building entrances during the winter months.
· Clean any major spills that occur during the day.
· Maintain, inventory and keep track of tools and equipment.
· Maintain work orders.
· Be on-call rotation for after-hours building emergency response
· Be willing to work overtime in responding to building emergencies.
· Be a people person that can establish relationships with tenants, building contractors and vendors
· Be able to pass a background check
· Have a valid Washington state driver’s license
Pay: $35.00 - $45.00 per hour
