Building Maintenance Supervisor - Steubenville

Summary of Position

The class works under direction and requires considerable knowledge of building maintenance in order to supervise assigned employees engaged in building maintenance operations such as general maintenance, building maintenance, alteration, and/or repairs.

Works alongside and collaborates with site leadership at the Steubenville location to promote, further, and ensure the effective and efficient operation of the YSU Steubenville location.

Position Information

Essential Functions and Responsibilities: The scope of these responsibilities is commensurate with current Steubenville location operations and will be reviewed and updated as programs and services expand.

55% -
Performs general building maintenance duties as needed. Provides information and follows through on details for all maintenance and/or special projects for assigned campus buildings; provides technical assistance; determines methods and priorities for maintenance and repairs of buildings; assists with determining new policies and procedures. Investigates and resolves problems with staff and contractors. Performs a range of tasks to maintain grounds such as flower bed upkeep, pruning trees and shrubs, picking up litter, and spreading fertilizer as scheduled; operates ground maintenance equipment and hand and power tools.

Performs all phases of housekeeping in assigned areas (offices, classrooms, restrooms, corridors, stairs, etc.) such as dusting, vacuuming, scrubbing, waxing, washing floors; empties, cleans, and sanitizes wastebaskets; moves and arranges furniture and equipment according to standard plan or specific instructions.

Performs a variety of building system repairs and routine building maintenance such as replacing light bulbs, tubes, and filters, interior painting, linoleum floor, and base repairs, and furniture and equipment repairs.

Performs snow and ice removal, sweeping, shoveling, distribution of chemicals and operation of snow blowing or plowing equipment.

Escalates well-documented issues to other teams and/or employees as necessary and appropriate; logs progress, work status, and accounts for time spent.

Evaluates necessary repairs, solicits and recommends outside contractors when warranted; coordinates with various outside contractors to ensure that work is satisfactorily completed.

Manages maintenance operations. Estimates time, material, and labor costs for specific jobs; maintains tool control and inventory of maintenance supplies and equipment; plans shifts and work schedules; keeps job records, prepares reports of work performed and notes progress of work done by outside contractors; assists in inspection and approval of completed projects; instructs and/or trains personnel.

Oversees work of outside contractors; speaks to vendors regarding maintenance needs and what they can offer; provides information to constituents as needed; acts as a liaison.

15% -
Performs research and makes purchase recommendations of equipment, supplies, and services; provides information to administrators. Processes purchase orders; processes purchase orders from outside vendors. Researches equipment part information and contacts appropriate vendor for purchase of goods and/or services. Arranges for purchase orders or purchases supplies using blanket order form or department procurement card. Verifies delivery and quality of material ordered.

10% -
Attends required meetings and training; assists in decision-making concerning equipment purchases and building remodeling projects.
Inspects completed work performed by contractors and reports to administrator. Monitors service contracts, agreements, and special contracts and reports activity to appropriate administrator.

Other Functions and Responsibilities:
Assists with training new hires.

Performs other duties as assigned and/or required that are within the level of responsibility for this classification at the discretion of the supervisor.

Equipment Operated:
Computer and all other standard office equipment. Lawn maintenance, snow removal equipment, tractor, pickup truck/snowplow.

Work Schedule:
Typically, M-T-W-Th-F 6:00 a.m. to 3:00 p.m. On call.

Primary Location:
Steubenville

Supervision Exercised:
May exercise supervision over staff and student employees.

Reports to:
Associate Director

Qualifications and Competencies

Required Certifications, Training, and/or Licensures: Valid U.S. driver’s license.

Sponsorship and/or Work Authorization Status:
This position is not eligible for sponsorship.

Knowledge, Skills, and Abilities:

Knowledge of: supervisory principles/techniques*; employee training and development*; inventory control*; safety practices pertaining to maintenance.

Skill in: building maintenance; use of hand and/or power tools and equipment used for care and maintenance of exterior grounds.

Ability to: understand system of mechanical procedures; prepare meaningful, concise, and accurate reports; read and understand simple sentences; read and interpret blueprints.

Minimum Qualifications:
High School Diploma or GED; two years of experience in a combination of building maintenance and building maintenance repair; experience in the use of hand and/or power tools and equipment used for care and maintenance of exterior grounds.

Preferred Qualifications:
Experience in maintaining/repairing appliances. Experience in monitoring and adjusting points in building automation systems. A current HVAC certification.
