Bellflower-based developer and property owner Howard CDM is seeking a competent and self-motivated Building Maintenance Technician who has all-around construction and handyman experience. Under supervision of the Property Manager, the Building Maintenance Technician will perform a wide variety of skilled building maintenance and repair tasks on the Company’s portfolio of properties. The Building Maintenance Technician should also have strong customer service skills as well as a calm demeanor. This particular maintenance job requires candidates to have a friendly presence as this position has daily face-to-face interaction with tenants and customers.


DUTIES AND RESPONSIBILITIES

  • Work with Property Manager/General Superintendent to complete daily work orders/service requests
  • Perform maintenance and mechanical duties for assigned buildings and related facilities, furnishing and equipment
  • Repair and install cabinets, shelving, furniture, equipment, decking, walkways, acoustical ceilings, floors, doors, locks, faucets, and related items
  • Perform minor electrical repairs and replacements of lamps, ballasts and photocells
  • Additional assigned duties may involve painting, carpentry, plumbing, masonry, cement work, heating, welding, roofing and HVAC
  • Operate light automotive equipment to travel and transport materials/equipment as needed
  • Clean and prepare vacant units for occupancy
  • Ensure that work and storage areas are clean and organized
  • Compile estimates of time, materials and labor from plans and specifications
  • Ensure curb appeal of all properties is maintained at all times to Company standards

REQUIREMENTS

  • Candidate must possess a minimum of 1 year experience as journeyman or 3 years of related maintenance experience and/or all-around handyman experience
  • Knowledge of the materials, tools, methods and equipment used in carpentry, plumbing, painting, masonry, cement work and electrical work
  • Frequent lifting/carrying of objects weighing up to 50 lbs and occasionally up to 100 lbs with assistance (eg: 90-lb bag of cement, extension ladder, and 14-lb sledge hammer)
  • Drive and operate vehicles and machinery including flatbed truck and forklift
  • Must have a valid California Class C Driver’s License
  • Maintain the highest ethical standards

Howard CDM determines pay for positions using local, national, and industry-specific survey data. We evaluate external equity and the cost of labor/prevailing wage index in the relative marketplace for jobs directly comparable to jobs within our company. Our posted salary range is based on national data and may be refined for a candidate's region/town/cost of living.

For new hires, we strive to make competitive offers allowing the new employee room for future growth. Salaries will be based on the applicant’s location, level of experience, education, and specialized knowledge and skills. Additionally, we consider the external market rate, the amount we have budgeted internally, and internal equity within the company for the same position. An employee/candidate with a stronger skill set will receive higher pay.
