Building Maintenance Technician - Multifamily

Major Accountabilities

Property Conditions

  • Ensure interior and exterior of properties meet RDC standards.
  • Inspect buildings, maintain cleanliness, functionality, and quality of common areas, amenities, and grounds.
  • Identify and address any deficiencies, recurring issues, or potential hazards, ensuring corrective actions are taken promptly to preserve asset integrity and support operational excellence.

Apartment Turn Management

  • Conduct and monitor all apartment turnovers from start to finish, ensuring work is completed on time and at a high standard; proactively address any concerns that arise and collaborate closely with the Property Management team to ensure unit readiness and overall satisfaction.

General Maintenance & Repairs

  • Complete work orders in a timely and efficient manner in accordance with company standards. Ensure appropriate close-out.
  • Perform routine and corrective maintenance on building systems, including electrical, plumbing, HVAC, mechanical, and structural components.
  • Monitor building systems, perform troubleshooting and escalate as needed.
  • Diagnose issues and carry out repairs for lighting, doors, locks, appliances, fixtures, drywall, flooring, other building components and etc.
  • Interface with tenants and guests onsite to support a positive experience with our product

Preventive Maintenance & Inspections

  • Conduct scheduled preventative maintenance tasks and inspections of equipment and mechanical systems to reduce downtime and prolong asset life.
  • Maintain logs, reports, and documentation for preventive maintenance activities.

Vendor, Team & Resident Communication

  • Communicate effectively with property managers, leasing teams, and residents.
  • Communicate with outside contractors and vendors when necessary.
  • Provide input on maintenance needs and capital improvement recommendations.

Minimum Job Requirements

  • Minimum GED or equivalent; accredited trade school or relevant experience; relevant training through an apprenticeship program.
  • Minimum three (3) years of responsible experience performing a variety of building maintenance duties.
  • General building maintenance and construction knowledge; including basic carpentry, electrical, plumbing, and HVAC.
  • OSHA 10 & Fair Housing certification completed within 90 days of hire.
  • Knowledge of safe work practices, basic computer and smartphone usage.
  • Ability to operate a variety of building maintenance equipment, machines, and power/hand tools.
  • Ability to work a rotating monthly on-call schedule for nights and weekends and to arrive early during snowstorms.
  • Ability to travel between locations is required. As such, reliable transportation and a clean driving record is necessary. Ability to work overtime as required.
  • Proven ability to build and maintain quality relationships with tenants, vendors, and team members.

The ability to sit or stand as needed, potentially for prolonged periods, is required.
  • Ability to lift up to 50 pounds or more with assistance and work off ladders as needed.
  • Ability to work in a variety of environmental conditions. Work may take place indoors in an office or residential environment with low to moderate noise levels requiring the individual to moderate the volume of speech and devices or it may include activity at company properties that involves moderate exposure to elements such as extreme temperatures, dirt, dust, pets, smoke, fumes, unpleasant odors, and/or loud noises.
