Lead Maintenance TechnicianPosition Summary
The Lead Maintenance Technician is responsible for routine and preventative maintenance to maintain the physical integrity, safety, and appearance of the property. This role leads a small maintenance crew (primarily seasonal staff) while actively performing hands-on maintenance across grounds, amenities, buildings, infrastructure, and equipment. The position requires strong technical skills, leadership ability, and a high level of customer service.
Candidates with a construction background are strongly preferred, along with demonstrated experience in electrical, plumbing, landscaping, and groundskeeping work.
This is a full-time position, with some extra hours required during holiday weekends. The role requires availability for after-hours maintenance emergencies and occasional Saturdays. Flexible winter (off-season) hours may apply.
Essential Responsibilities
- Ensure the property is presentable, safe, inviting, and in compliance with company standards at all times.
- Lead and direct a small maintenance crew, including training, task delegation, and daily oversight.
- Perform routine and preventative maintenance to maintain the physical integrity of the community.
- Maintain grounds and common areas, including lawn care, landscaping, weed control, leaf removal, planting, trimming shrubs and hedges, and general site cleanliness.
- Ensure trash and debris are removed daily from common areas, streets, and vacant sites.
- Maintain streets, sidewalks, driveways, parking areas, spa, and beaches to local and state standards.
- Perform general maintenance and repairs, including carpentry, plumbing, electrical, drywall, painting, power washing, and minor concrete repairs.
- Assist with light construction projects, site improvements, and infrastructure repairs as needed.
- Maintain buildings (interior and exterior), amenities, rental units, and common areas.
- Inspect and maintain playgrounds, pools, spas, beaches, and other amenities to ensure proper operation and compliance with local and state standards.
- Maintain community pools and spas, including water testing, chemical balancing, and documentation per local and state regulations.
- Maintain infrastructure systems, including water, sewer, and electrical systems.
- Perform routine maintenance on vehicles, golf carts, lawn equipment, zero-turn mowers, small tractors, and other machinery.
- Operate and maintain hand tools, power tools, and commercial equipment safely and effectively.
- Follow all NYS and local health department regulations, OSHA requirements, and company policies and procedures.
- Maintain a clean, organized, and safe work environment; use appropriate PPE and follow safety protocols.
- Provide excellent customer service and interact professionally with guests, residents, and team members.
- Be available to respond to after-hours maintenance emergencies.
- Attend required meetings and training sessions.
- Perform other duties and special projects as assigned.
Qualifications
- Minimum of two (2) years of supervisory experience.
- Demonstrated leadership ability and experience supervising small teams.
- Construction or skilled trades background preferred.
- Strong working knowledge of electrical and plumbing systems preferred.
- Experience with landscaping, lawn care, and groundskeeping preferred.
- Strong working knowledge of carpentry, painting, drywall, grounds maintenance, and general building maintenance.
- Experience maintaining pools, spas, and beaches in compliance with local and state standards preferred.
- Ability to troubleshoot and complete a wide variety of maintenance and repair tasks independently.
- General knowledge of computer skills, including email and basic software.
- Valid driver’s license with a clean driving record.
- Ability to work independently as well as collaboratively as part of a team.
- Flexible, dependable, and adaptable to changing priorities.
- Ability to lift up to 50 lbs and work outdoors in seasonal weather conditions.
