Cap Ex Project Manager, Multi-Family

We are looking for a Capital Expenditure (Cap Ex) Project Manager, Multi-Family, to join our Chicago team to help our company continue to deliver the best buildings for our residents and investors. Article Student Living is looking for an experienced Project Manager to lead the daily management, coordination, and successful completion of ongoing capex projects. You will meet budget and schedule goals for work such as contracting, scheduling, estimating, bidding, and contract administration of your projects.
The ideal Cap Ex Project Manager is flexible, excels at pivoting, and has experience communicating project progress, budgets, and timelines to the applicable internal team, on-site personnel, and vendors.

You will report to the VP of Construction Management.
You will work on-site at our Fulton Market home office 4-5 days a week and travel up to 20% of the time.
The salary for this role is $120K -$130K, plus an annual bonus.

Responsibilities:
  • Be the most knowledgeable individual in all project matters and details
  • Meet with the project team to review the project status, anticipate issues, and mitigate project risk
  • Manage and enforce contractual requirements and serve as the contact for all design consultants and owner direct vendors
  • Oversee the RFI and submittal coordination process
  • Anticipate potential changes and update project budget and schedule forecasts
  • Review, analyze and negotiate change orders
  • Review contractor staffing and quality to ensure compliance with contract and specifications
  • Issue weekly and monthly project status updates to management team
  • Oversee the purchasing and implementation of FF&E
  • Periodic site visits
  • Oversee the project close out phase including punch list generation and turnover to operations and property management
  • Establish and maintain product libraries and vendor relationships
  • Property management communication and turnover
Job Requirements:
  • Bachelor's degree in real estate development, construction management/engineering, architecture, engineering, or business. Preference for Advanced degree in one of these areas
  • 5+ years of combined experience in general and multi-family project management
  • Cap Ex project management experience; you will be asked to provide a detailed completed project list including project scope and budget
  • Manage the workload associated with multiple projects at one time of varying levels of complexity and other projects
  • Experience managing projects with budgets ranging from $100K to $5M
  • Experience presenting to varying levels of company partners
  • Experience in basic computer applications and software programs, Procore, and Profiler, in addition to Excel and MS Project experience
  • Can safely navigate conditions at a construction site, including climbing ladders, cluttered areas, working in bad weather, hazardous areas, dark conditions, and maneuvering uneven surfaces to inspect progress
