Commercial Estimator / Pricing Analyst

Overview

We are building a high volume facilities maintenance and capital projects execution platform. This role exists to support fast, consistent pricing across recurring facilities work and early capital projects. You will prepare pricing packages using subcontractor input, historical data, and standardized scope logic. Final pricing judgment is reviewed initially, with increasing autonomy over time.

This is a commercial estimating role, not a traditional plan takeoff position.

Core Duties

• Normalize and organize subcontractor quotes and scope details
• Prepare pricing packages using defined markup rules and risk buffers
• Compare pricing against historical benchmarks and scope kits
• Identify scope gaps, pricing anomalies, and risk items
• Support rough-order-of-magnitude (ROM) pricing for larger projects
• Source and price-qualify subcontractors for new regions and scopes
• Maintain pricing reference data by site, scope, and region
• Prepare pricing for review by leadership during calibration phase

Required Skills & Experience

• 3–7 years in construction, facilities, or service pricing / estimating
• Strong comfort pricing with incomplete or evolving scope information
• Ability to organize messy inputs into clean summaries
• Strong judgment and attention to margin risk
• Comfortable working in a fast-paced, high-volume environment

Not Required But Helpful Experience

• Plan takeoffs
• CAD / Bluebeam
• Project management

Job Type: Full-time

Pay: $45,000.00 - $75,000.00 per year
