HVAC & FACILITIES TECHNICIAN

POSITION SUMMARY

The HVAC & Facilities Technician at Inventure Real Estate is a skilled trade role responsible for the preventative maintenance, diagnostics, and repair of HVAC systems across the company’s commercial real estate portfolio in the Minneapolis/Twin Cities market. This position serves as the primary HVAC resource on the facilities team, executing PM schedules, responding to mechanical and comfort complaints, and supporting general maintenance tasks across assigned buildings. The HVAC & Facilities Technician reports to the Facilities Manager and Senior Facilities Engineer and works closely with the broader maintenance and property management team to ensure building systems perform reliably, tenants are comfortable, and operating costs are controlled.

SUCCESS LOOKS LIKE

● HVAC systems across assigned buildings are running cleanly, with filters changed, coils clean, belts checked, and refrigerant levels verified on schedule, reactive calls are the exception, not the norm.

● PM work orders are completed on time, documented properly, and closed in the CMMS with notes, parts used, and any follow-up items flagged.

● Tenant comfort complaints are responded to promptly, root-caused accurately, and resolved completely, not patched and re-queued.

● Refrigerant usage and EPA 608 compliance documentation is current, accurate, and audit-ready at all times.

● General maintenance tasks (plumbing, doors, lighting, minor repairs) are handled efficiently alongside HVAC work without backlog buildup.

● Leadership team always knows status, work completed, open issues, parts needed, and any systems of concern.

● The job site is left clean, safe, and professional after every service visit, tenants and property management notice the difference.

OBJECTIVES

HVAC Preventative Maintenance: Execute the PM calendar for all HVAC equipment (RTUs, split systems, VAVs, exhaust fans, unit heaters, FCUs) across assigned buildings, including filter changes, belt inspections, coil cleaning, drain pan treatment, lubrication, and seasonal changeover tasks.

HVAC Diagnostics & Repair: Diagnose and repair mechanical, refrigeration, electrical, and controls issues on commercial HVAC equipment; escalate to contractors or the Senior Facilities Engineer when scope exceeds in-house capability.

Refrigerant Compliance: Handle refrigerant safely and in full compliance with EPA 608 regulations; maintain accurate refrigerant logs and leak check documentation.

BAS/Thermostat & Controls Support: Perform basic BAS/DDC and programmable thermostat adjustments (scheduling, setpoints, occupancy modes); escalate complex controls issues to the controls contractor.

General Maintenance Support: Assist with non-HVAC maintenance tasks including plumbing repairs, light fixture replacements, door hardware, drywall patching, and other minor building repairs as assigned by the Senior Facilities Engineer.

Work Order Documentation: Complete and close all assigned work orders in the CMMS with accurate labor time, parts used, and notes; flag any open items or deferred repairs for scheduling.

Vendor & Contractor Support: Assist with coordinating and overseeing specialty HVAC contractors when outside service is required; verify completed work meets scope and quality standards.

Safety & Compliance: Follow all safety protocols including lockout/tagout, PPE usage, confined space procedures, and refrigerant handling; support building compliance by completing assigned inspection and testing tasks on schedule.

Tenant Communication: Communicate professionally with tenants regarding service timelines and access; maintain clear and consistent communication with the Senior Facilities Engineer, Facilities Manager, and property managers on open issues, work status, and any building concerns; represent Inventure’s service standards in all building interactions.

COMPETENCIES

● Commercial HVAC systems knowledge (RTUs, splits, VAVs, chillers, boilers, exhaust/supply air)

● Refrigeration and refrigerant handling (EPA 608 certified)

● HVAC preventative maintenance execution (PMs, seasonal changeover, filter/coil programs)

● Boiler operation, maintenance, and troubleshooting (Minnesota Boiler Operator license required)

● Mechanical troubleshooting and diagnostics (refrigeration, airflow, controls)

● Basic electrical (low voltage, line voltage — controls wiring, motor circuits)

● BAS/DDC and programmable thermostat operation (setpoints, schedules, alarms)

● General building maintenance (plumbing, carpentry, lighting, hardware)

● Work order discipline (CMMS usage, documentation, parts tracking)

● Safety compliance (lockout/tagout, PPE, refrigerant handling, ladder safety)

● Tenant service orientation (professional, responsive, solution-focused)

● Time management and self-direction (prioritizing, completing, reporting)

● Team collaboration (works well with engineers, other techs, and vendors)

EDUCATION AND EXPERIENCE

● 3+ years of commercial HVAC service, maintenance, or facilities technician experience.

● EPA 608 Universal certification required.

● Minnesota Boiler Operator license required (or ability to obtain within 90 days of hire); hands-on experience operating, maintaining, and troubleshooting commercial boiler systems is required.

● Hands-on experience with rooftop units (RTUs), split systems, VAVs, exhaust fans, and associated controls in commercial or multi-tenant settings.

● Ability to diagnose and repair refrigerant circuit, airflow, electrical, and basic controls issues on commercial equipment.

● Experience executing preventative maintenance programs with documented PM completion and work order closeouts.

● Functional knowledge of basic building maintenance tasks (plumbing repairs, lighting, hardware, drywall) sufficient to handle general work orders independently.

● Comfortable using a CMMS or work order platform to receive, complete, and close assigned work.

● Valid driver’s license and reliable transportation.

● NATE certification, universal refrigerant handling certification, or state HVAC contractor license a plus.

● Experience with BAS/DDC systems (Automated Logic, Siemens, Johnson Controls, etc.) a plus.

PHYSICAL REQUIREMENTS

● Ability to stand, walk, and perform active physical work for extended periods across multi-floor commercial buildings.

● Ability to lift, carry, push, and pull up to 50 lbs (occasionally more with assistance or mechanical aids).

● Ability to climb ladders and stairs, and work safely at heights including rooftops and mezzanines.

● Ability to bend, kneel, crouch, crawl, and reach overhead to access equipment in mechanical rooms, ceilings, and confined spaces.

● Ability to work in variable environmental conditions including heat, cold, humidity, dust, and noise.

● Ability to use hand and power tools and perform fine motor tasks (wiring terminations, component replacement, calibration adjustments).

● Ability to read gauges, meters, and equipment displays; interpret alarms and fault codes.

● Ability to wear required PPE (safety glasses, gloves, hard hat, hearing protection, respirator as applicable).

● Ability to respond to after-hours emergencies and participate in an on-call rotation as needed.

Job Type: Full-time

Pay: $30.00 - $35.00 per hour
