Position Overview

We are seeking a highly organized and detail-oriented Commercial Landscape Construction Estimator to join our in-office team. Our firm specializes in WSDOT and municipal public works projects, including multi-million-dollar contracts that span multiple years. Many of our larger projects operate under the WSDOT Progressive Design-Build model and are structured as unit-priced bids, with final contract values resolved through negotiated and executed change orders.

This role requires a disciplined estimator who understands public works bidding, cost control across evolving scopes, and the administrative rigor required to track pricing revisions throughout extended construction durations.

Key Responsibilities

Preconstruction & Estimating

  • Source and procure estimating projects and documents for bidding.
  • Prepare accurate, competitive cost estimates for commercial landscape and public works projects, including WSDOT and municipal contracts.
  • Perform quantity takeoffs from plans and specifications with high attention to detail.
  • Develop and maintain unit price build-ups aligned with WSDOT bid schedules.
  • Solicit and evaluate subcontractor and supplier quotations.
  • Analyze risk, constructability, and phasing impacts during pre-bid review.
  • Participate in design reviews for Progressive Design-Build projects and provide real-time pricing input.

Progressive Design-Build & Change Management

  • Track scope evolution across design milestones.
  • Maintain organized cost logs and pricing revisions throughout multi-year project durations.
  • Price change orders accurately and consistently with contract unit rates.
  • Coordinate with project managers and field teams to reconcile quantities and cost impacts.
  • Ensure alignment between bid assumptions and executed contract modifications.

Post-Award Support

  • Assist operations with budget handoff and cost code structure.
  • Support ongoing cost tracking for unit-priced work items.
  • Review field quantity tracking and production data.
  • Provide pricing documentation for owner review and audit processes.

Required Qualifications

  • 5+ years of practical estimating or field experience in commercial landscape construction, heavy civil, or public works.
  • Demonstrated experience bidding WSDOT or municipal projects.
  • Strong understanding of:
  • Unit price bidding
  • Public works contracts
  • Change order pricing and documentation
  • Multi-year project cost management
  • Exceptional organizational skills and documentation discipline.
  • Ability to manage multiple estimates simultaneously.
  • Proficiency in construction cost analysis and spreadsheet modeling.
  • Strong written and verbal communication skills.

Preferred Qualifications

  • Direct experience with WSDOT Progressive Design-Build projects.
  • Proficiency in HCSS HeavyBid (highly preferred).
  • Experience working on projects exceeding $5M in contract value.
  • Familiarity with erosion control, irrigation, planting, site furnishings, and associated civil scope.

Work Environment

  • Full-time, in-office position (not remote).
  • Collaborative team environment with direct interaction between estimating, project management, and field operations.
  • Long-term, complex projects requiring disciplined documentation and follow-through.
