Commercial Manager

Job Purpose

You will be responsible to lead commercial and cost management for medium to large-scale real estate developments and ensure projects are delivered within budget and timelines while maximizing profitability and mitigating risks.

Key Responsibilities

• Develop and implement commercial strategies across multiple projects.
• Manage pre and post-contract phases, including commercial management and contract administration.
• Oversee budget preparation and tracking, cost planning, and feasibility studies.
• Ensure compliance with UAE real estate regulations and internal governance.
• Review and approve consultant and contractor invoices, EOT, claims, and variations.
• Drive value engineering and risk management initiatives.
• Collaborate with internal teams (Finance, Development, Procurement) and external stakeholders and project consultants (consultants, contractors).
• Prepare commercial reports and forecasts for senior management.

Qualifications and Skills

• Bachelor’s degree in Quantity Surveying, Civil Engineering, or Construction Economics
• MRICS or equivalent certification preferred
• 12+ years of commercial management experience within UAE real estate development
• Strong FIDIC contract knowledge (pre and post contract)
• Experience in cost control, procurement, and dispute resolution
• Solid understanding of local market pricing, contractor landscape, and labor costs
• Proven experience across mixed-use, residential, and commercial projects
• Proficient in MS Office and QS take-off/document control software such as Aconex
• Strong analytical and negotiation skills
• Able to work independently, create processes, and manage deadlines
• Team player with the ability to coach, mentor, and lead when required
• Confident communicator in English across all seniority levels, including clients
• Professional, focused under pressure, client oriented, enthusiastic, flexible, and adaptable
