Commercial Property Maintenance Manager

Position Summary

Silver Eagle Properties is seeking a proactive, detail-oriented Commercial Property Maintenance Manager to oversee day-to-day property operations, vendor relationships, and quality control across our commercial real estate portfolio. This is a hands-on, owner-side role for someone who thrives on solving problems in the field, managing contractors, and executing with precision.

This individual will work closely with the Vice President of Finance & Operations to ensure our properties are maintained to a high standard, projects are executed efficiently, and operating costs are actively managed. They will serve as the primary point of contact for vendors, contractors, and tenants, and will be accountable for the physical performance of the portfolio.

In addition to responsibilities across Silver Eagle Properties, this role will also support facility and project coordination efforts for select tenants. This includes working directly with tenant leadership and coordinating alongside general contractors on interior improvements, repairs, and buildouts. This dual exposure provides a unique opportunity to operate across both the ownership and tenant sides of healthcare real estate.

This is a high-responsibility position requiring a strong combination of technical knowledge, ownership mentality, and hands-on execution. The right candidate is comfortable making decisions, managing priorities independently, and operating within a small, resourceful team.

Our portfolio includes 22 commercial properties and a limited number of residential assets, primarily located in Utah, Colorado, and Arizona, with continued expansion planned across the Mountain West.

As a lean and highly engaged ownership group, this role is given meaningful autonomy, trust, and the opportunity to directly shape how our properties are managed and how our internal systems evolve.

Key ResponsibilitiesProperty Oversight & Project Execution

  • Oversee day-to-day property operations across the portfolio, including repairs, maintenance, and capital improvements
  • Conduct regular site visits to assess property condition, safety, and code compliance
  • Perform in-house repairs and maintenance when appropriate and cost-effective
  • Support facility-related needs for dental practice locations, including interior repairs, maintenance coordination, and operational troubleshooting
  • Lead capital projects such as roof replacements, parking lot improvements, HVAC replacements, and common area upgrades
  • Track project scope, schedules, and budgets to ensure high-quality, cost-effective execution
  • Ensure properties meet company standards for cleanliness, functionality, and tenant experience
  • Travel to prospective acquisitions to perform physical and compliance-related due diligence, including assessing system condition, useful life, deferred maintenance, and capital needs

Vendor Management & Cost Control

  • Identify, evaluate, onboard, and manage qualified vendors across all relevant trades
  • Negotiate and maintain service agreements to ensure competitive pricing and consistent service delivery
  • Monitor vendor performance and workmanship in the field
  • Assist in holding contractors accountable to quality, execution standards, and contract expectations
  • Build long-term, programmatic vendor relationships that support consistency, quality, and scalability across the portfolio
  • Act as a liaison between select tenant leadership and general contractors during tenant improvement projects and buildouts
  • Coordinate vendors and service providers to minimize disruption to ongoing dental operations

Systems, Process & Reporting

  • Help design, implement, and refine internal property management systems, workflows, and standard operating procedures
  • Maintain accurate records of inspections, work orders, vendor communications, repair history, warranties, and capital projects
  • Continuously identify opportunities to improve efficiency, reduce costs, and enhance asset performance
  • Provide regular updates to leadership on property condition, active projects, risks, and priorities

Qualifications

  • 3+ years of experience in commercial property management, facilities management, construction coordination, or a related field
  • Strong working knowledge of building systems (roofing, HVAC, electrical, plumbing, parking lots)
  • Practical understanding of building, fire/life safety, accessibility, and local code requirements
  • Experience managing vendors, repairs, and capital improvement projects
  • Strong project coordination skills, including scheduling, budgeting, and contractor oversight
  • Ability to travel regularly to properties and job sites
  • Comfortable working independently while staying aligned with leadership
  • Strong organizational, communication, and problem-solving skills
