Commercial Quantity Surveyor

Job Purpose:

To manage all commercial and contractual aspects of projects, including cost control, payment applications, variations, and financial reporting, ensuring maximum project profitability and compliance with contract terms.

Key Responsibilities:1. Cost Control & Budget Management

  • Monitor project costs against approved budgets.
  • Track material, labor, and subcontractor costs.
  • Identify cost overruns and recommend corrective actions.
  • Maintain cost reports and cash flow forecasts.

2. Payment Applications (IPA/IPC)

  • Prepare and submit Interim Payment Applications (IPA/IPC) to clients.
  • Ensure accurate measurement and valuation of completed works.
  • Follow up with consultants/clients for certification and approvals.
  • Track payment status and coordinate with finance team.

3. Measurement & BOQ Management

  • Take-off quantities from drawings and verify site measurements.
  • Prepare and update BOQ as per project scope changes.
  • Evaluate work progress and ensure proper measurement records.

4. Variations & Claims Management

  • Identify and prepare variation orders (VO) with proper supporting documents.
  • Maintain variation register and track approvals.
  • Prepare and support Extension of Time (EOT) claims.
  • Handle contractual claims in coordination with project team.

5. Contract Administration

  • Review contract documents, terms, and conditions.
  • Ensure compliance with contractual obligations.
  • Manage subcontract agreements and evaluate subcontractor claims.
  • Maintain all commercial documentation and correspondence.

6. Commercial Reporting

  • Prepare monthly commercial reports including cost vs revenue analysis.
  • Provide financial insights to management for decision-making.
  • Maintain records of project profitability and forecasts.

7. Coordination & Stakeholder Management

  • Coordinate with project managers, site engineers, planning, and finance teams.
  • Liaise with clients, consultants, and subcontractors on commercial matters.
  • Attend commercial meetings and provide updates.

8. Documentation & Record Keeping

  • Maintain proper records of all project-related commercial documents.
  • Ensure all submissions are accurate, complete, and well-documented.
  • Track approvals, invoices, and supporting documents systematically.

Qualifications & Requirements:

  • Bachelor’s Degree in Civil Engineering / Quantity Surveying.
  • 5–8 years of UAE/GCC experience in construction / steel structure / PEB projects.
  • Strong knowledge of:
  • Contract administration
  • Payment applications (IPA/IPC)
  • Variations & claims (VO, EOT)
  • Cost control and budgeting
  • Experience in post-contract quantity surveying activities.
  • Familiarity with FIDIC contracts is preferred.
  • Strong analytical and negotiation skills.
  • Proficiency in MS Excel and reporting tools.
