This role manages the day-to-day operations of an assigned property in Hollywood, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The Community Manager ensures that the property's operation complies with Company policies and procedures, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, California landlord-tenant law, the City of Los Angeles Rent Stabilization Ordinance (RSO) and Just Cause requirements where applicable, and other laws and regulations governing multi-family housing operations.

JOB DESCRIPTION

Requirements: 4–6 years of related experience
Schedule: Tuesday through Saturday; on-call required. Housing Discount: This position is eligible for a housing discount. Position eligible for quarterly bonuses.

  • Provides input into the development of the property budget by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making bank deposits, and preparing and reviewing monthly financial status reports.
  • Approves invoices from vendors, contractors, and service providers by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
  • Controls expenditures by staying within the approved budget and manages the balance and maintenance of the petty cash fund.
  • Oversees the lease enforcement process by approving prospective resident applications, discounts, and renewal leases; conducts periodic apartment inspections; follows proper notice requirements; manages the eviction process; and imposes and collects late fees and other charges as allowable and stated in the terms of the lease and applicable LA rent regulations.
  • Gathers, analyzes, and interprets current market and economic trends that may impact the property, and implements short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and taking appropriate action to resolve service issues. Ensures the maintenance team complies with Company standards for responding to and completing resident service requests.
  • Conducts regular property inspections and takes appropriate action to ensure the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance.
  • Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
  • Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on performance, and responding to owner requests as needed.
  • Manages the California lease process by utilizing a California-specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized.
  • Completes various accounting, financial, administrative, and other reports, and performs other duties as assigned or as necessary.

BASIC KNOWLEDGE & QUALIFICATIONS

  • Bachelor's degree from an accredited college or university preferred, in Business Management, Real Estate, or a related field.
  • 4–6 years minimum of relevant experience demonstrating the application of property management, sales, marketing, and customer service skills sufficient to manage the day-to-day operation of an apartment community, resolve customer complaints, complete financial records and reports, increase sales revenues, and coordinate the work of a team.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict-resolution, and customer-service skills.
  • Detail-oriented and self-motivated, with the ability to work independently, as a leader, and as a collaborative team member.

SPECIALIZED SKILLS

  • Must have a CA Real Estate License
  • Must have a valid driver's license to drive a golf cart on property, and must ensure all other on-site staff with golf cart access also hold a valid driver's license.
  • Proficiency in internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents.
  • Strong proficiency in property management software (preferably AppFolio, Entrata, Yardi, and/or OneSite).
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage team members, including maintenance specialists.

TRAVEL / PHYSICAL DEMANDS

  • Team members work in an office environment but may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Must be able to physically access all exterior and interior parts of the property and amenities.
  • Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Routine local travel may be required to make bank deposits, attend training classes and outreach events, or handle other situations necessary to accomplish the responsibilities of this position.

COMPENSATION

$80,000-$90,000 (Hollywood, Los Angeles, CA).
