Community Manger Job description (Conventional)
This position is Tuesday through Saturday, 8AM to 5PM.
JOB SUMMARY:
The Community Manager has the responsibility, under the supervision of the Portfolio Manager, for all phases of operations of an income producing residential property. This includes but is not limited to, the general administration of the property, leasing of the apartment units, fiscal oversight, and physical maintenance of the property. This position is Tuesday through Saturday, 8AM to 5PM.
ESSENTIAL JOB FUNCTIONS:
- Market apartments by promoting rentals on the phone and in person, demonstrate apartments and community to prospective renters sell apartment features/benefits, and secure commitments and deposits from prospective residents.
- Complete residential lease administration using the company’s software & forms.
- Maintain the highest standards of resident service and relations.
- Ensure that residents are provided with a clean, safe, well-maintained community.
- Maintain and submit accurate payroll records as required by the company.
- Collect delinquent rents and notify supervisor so they may approve to initiate unlawful detainer actions as appropriate.
- Ensure that maintenance requests are handled as quickly, efficiently, and effectively as possible and always within 24 hours. If parts must be ordered, causing a delay, notify residents.
- Adhere to company accounting directive, including, but not limited to, weekly and monthly reports, income accounting expense control and administration and daily bank deposits.
- Coordinate maintenance and vacant apartment prep-work with maintenance supervisors or outside vendors as required.
- Perform move-in and move-out administration with particular attention to consistent apartment inspections.
- Supervise contractors or vendors working on the property.
- Represent QRM Corp. and the community you manage in a professional manner.
- Maintain a positive business-like attitude in person and on the telephone and neat, clean professional dress and grooming appropriate for greeting the public.
- Prepare security deposit dispositions in a consistent manner immediately after move-out, time being of the essence.
- Adhere to Fair Housing Policy, ADA, California’s Injury, and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.
- Maintain a work environment in conformance with California Law.
- Monitor potential liability risks and follow all QRM Corp. policy directives to mitigate potential economic loss.
- Resolve resident issues at the property level without Regional Supervisor intervention.
- Understanding of Landlord Tenant Law to include fair housing rules.
ADDITIONAL RESPONSIBILITIES:
- Demonstrate leadership ability to provide managerial oversight to a residential community that ensures a safe environment.
- Process invoices and other additional administrative tasks for property.
- Exercise sound judgment and decision-making skills.
- Maintain current knowledge of competitors and the overall market.
- Ability to read, write and converse in English at a professional level.
- Ability to negotiate leases to the economic advantage of our client.
- Implement corporate directives as required.
- Learn and maintain the ability to operate a personal computer and use common software typical to the multi-family housing industry as well as company specific software.
- Communicate effectively with supervisors, on-site staff, residents, outside vendors and the public.
- Other special projects as assigned by the Portfolio Manager and/or Area Manager.
EDUCATION AND EXPERIENCE REQUIRED:
- Bachelor’s Degree preferred, and or equivalent experience.
- 3+ years’ experience preferred, working as a community and or Property Manager for a Conventional Property.
- Excellent problem-solving skills.
- Strong attention to detail and accuracy with proven ability to review, organize, interpret, and summarize data.
- Strong commitment to quality.
- Must be customer oriented and flexible.
- Must be able to work independently and in a team environment and working well with others in high pressure situations.
- Excellent ability to communicate effectively and clearly, both orally and in writing.
- Phenomenal communication, presentation, and public speaking skills
- Exceptional organizational and time management skills and ability to multi-task projects for timely completion.
- Understanding of effective teaching methodologies and tools
- Willingness to keep abreast of new techniques in corporate teaching.
- Critical thinking skills are a must.
- Must have reliable transportation available and have a valid California driver’s license and automobile insurance as travel to suppliers and monthly staff meetings is required.
