About the Role
The Vue on Royal Ridge is a 45 unit multifamily apartment complex located at 1005 Airport Road, Fulton, KY 42041. The community manager at Royal Ridge will lead on-site operations and play a key role in the stabilization and improvement of the property at the direction of and with the support of KOST Management. This position has various contract options available based upon experience and skill set. This position has a 120-day evaluation period and the potential for long-term engagement. The ideal candidate has a passion for real estate, customer service, and building thriving communities.
Position Details
- Employment Type: Various contract options available
- Schedule: Approximately 35-40 hours Monday-Friday during onboarding and stabilization with the expectation that operations decrease to two-four days per week.
- Location: On-site at The Vue on Royal Ridge, Fulton, KY
- Probationary Evaluation Period: 120 days
- Termination: 30 days written notice by either party

Base Hourly Rate:
- $18–$23 per hour, paid bi-weekly

Responsibilities
Leasing & Resident Relations
- Respond to leasing inquiries via Appfolio and apartments.com same-day. Inquiries after-hours must be responded to within 2 hours of the start of shift.
- Manage applications and screening using the KOST approved screening matrix. Initiate screening the same day.
- Handle resident questions, encourage tenant use of Appfolio and educate on how to use the app to communicate with staff in the future.
- Track and report leasing and occupancy activity via KOST weekly metrics report every Monday after leasing inquiries are complete
- Assist with property marketing, local outreach, and maintain relationships with tenant referral sources; University of Tennessee at Martin, Bethel University, Murray State University, etc
- Organize quarterly resident events and implement retention strategies. Engage with tenants and consider their feedback to improve resident retention.
- Prioritize showing available units and conducting property walk-throughs for walk-in prospects
Delinquency, Collections & Finance
- Collect 97%+ of tenant charges monthly through proactive delinquency management; rent is due on the 1. Reminder texts to pay rent to avoid late fees are sent daily 2-5. 7-Day Notices to Pay or Vacate are posted on the 6. Evictions initiated after notice expires.
- The Community Manager processes evictions at Hickman County Courthouse and attends eviction hearings. Community manager escalates complex, legally sensitive matters, or evictions to Royal Ridge’s appointed eviction attorney.
- Identify and implement cost-saving and revenue-generating opportunities.
Operations
- Ensure monthly smoke alarm check is performed and documented by maintenance
- Ensure business license is renewed with Fulton City Clerk annually every November
- Ensure fire alarm system is inspected annually by a KY certified fire alarm system specialist
- Ensure new tenants provide Fulton Electric System electricity account number before move-in
- Coordinate with Fulton County City Hall to initiate codes inspections on vacant units, renew inspections prior to 60 day expiration date
- Ensure monthly pest treatments are completed. Escalate pest concerns to vendors immediately.
- Complete KOST weekly property metrics every Monday after leasing inquiries have been contacted
- Approve payables daily; Mon-Wed-Fri at minimum
- Verify maintenance’s reported weekly hours with completed work orders. Create a maintenance invoice and send it to billing for payment every Monday.
- Manage maintenance emergencies by coordinating with appropriate vendor
- Perform daily property walk throughs; get to know the “pulse” of the property, is anything out of place? Look for lease violations, trash/garbage outside units, pets off leashes, vacant units ajar, inoperable vehicles, leaks, etc. Notice tenants appropriately.
- Maintain organized records in Google Drive and AppFolio
- Price-shop vendors and maintain best practices with AppFolio technology
- Assign work orders to onsite maintenance via Appfolio by 3pm daily
- Local agencies (Codes, Fire Chief, Fire Marshal, Fulton Police Department, etc) will have the community manager's phone number for after hours emergencies.
- Community manager will provide their own laptop and phone. A company issued phone number will be provided. An on-site computer will not be provided.
Success Metrics
Performance in this role will be evaluated against the following benchmarks:
- Maintain 96%+ average physical occupancy
- Achieve 5% annual growth in effective lease value
- Keep resident delinquency below 3% of monthly rent roll charges
- Maintain 100% of residents paying online
- Plan and execute a quarterly community events calendar ($500/quarter budget)
- Establish and adhere to a property-level operating budget
- Build and maintain referral relationships with local colleges, hospitals, and employers
- Conduct quarterly competitive pricing analysis and adjust rates with leadership
- Send lease renewal offers 90 days in advance
- Complete standard unit turns within 7 business days and within budget
Ideal Candidate
- Experience in multi family property management, leasing, or a related field
- Strong customer service and interpersonal communication skills
- Highly organized with the ability to manage multiple priorities independently
- Comfortable with property management software (AppFolio experience a plus)
- Self-starter who thrives in an on-site, autonomous environment
- Familiarity with leasing regulations, collections, and resident relations
- Reliable, professional, and committed to building a strong community
- Established vendor relationships
