Goodale & Barbieri Company is seeking a motivated Community Manager I to oversee daily operations of an affordable housing community in Spokane. This role is ideal for a property management professional with experience in LIHTC and/or HUD programs who is ready to manage a site while maintaining strong compliance and operational standards.

What You’ll Do
- Manage daily operations of an affordable housing property
- Process annual and interim recertifications
- Oversee resident selection and waitlist management in accordance with program requirements
- Review rental applications and ensure compliance with resident selection criteria
- Enforce lease terms, policies, and community rules
- Prepare and coordinate notices related to lease violations or non-compliance
- Submit reasonable accommodation requests as required
- Prepare for REAC, MOR, investor, and other compliance reviews
- Manage rent collection, deposits, and delinquency reporting
- Supervise and support Assistant Manager staff
- Coordinate with maintenance on unit turns, inspections, and work orders
- Maintain curb appeal and overall property standards
What We’re Looking For
- Minimum 2 years of residential property management experience
- Affordable housing experience
- Familiarity with LIHTC and/or HUD programs
- Strong understanding of income verification and compliance documentation
- Leadership ability and team oversight experience
- Strong organization and communication skills
Preferred Qualifications
- Experience with layered programs such as LIHTC, PBRA, Section 236, PRAC, 811 PRA, RD 515, HOME, or Bonds
- HUD Occupancy Specialist certification preferred
- Washington State Real Estate License preferred
- Experience with Yardi or similar property management software

Pay: $19.23 - $21.15 per hour
