Overview

Provide for the overall management of industrial warehouse construction and tenant interior projects including design, permitting, pricing, contracting, construction management through final turnover and punch-list. The Construction Manager will assist the Vice President, Development during site searches, due diligence, and land entitlements as may be required. The ideal candidate must be goal-oriented with a proven track record of delivering projects on time and within budget.  The position requires detailed knowledge of construction, cost estimating and scheduling.

Reports to: Vice President, Development

General Qualifications Required


Education:  Bachelor's degree in construction management, civil engineering, architecture or other construction-related engineering field.


Experience:  Minimum of seven (7) years construction experience with a minimum of (3) years of design build project management experience in light industrial or manufacturing type projects. Extensive field or jobsite exposure is required.

i)        Ability to analyze complex financial information related to the project and summarize for management.

j)        Multiple projects with field experience and complex earthwork scope, and directly managed up front site work prior to pad turnover.

k)      Computer skills include proficiency in Word, Excel, and MS Project.


Travel:  Overnight travel may be required depending on project location.


Major Areas of Responsibility

Responsibilities during project design and bidding:

a)    Manage the project architect, civil engineer and other designers.

b)    Participate in project design reviews. 

c)    Create and manage design and development schedules.

d)    Bid document preparation and invitations.

e)    Specification preparation along with the Architect.

f)     Bid Analysis and update cost information into budgets and proformas.

g)    Prepare construction cost estimates, budgeting and cost analysis.

h)    Contract preparation and review for Sitework, GC, CMT and all other third party contractors.

i)      Attend municipal meetings for LDP and building permits.

j)      Review final CD’s and issue comments to design team.

k)    Coordinate the receipt of closeout documents.

·      Review General Contractor Qualification Statements and make recommendations

·      Interview General Contractors to qualify them for project bids.  

·      During construction.

a)    Manage construction field issues.

b)    Review change order costs and make sound recommendations for approval.

c)    Schedule variation and analysis

d)    Managing the General Contractor

e)    GC correspondence and documentation

f)     Coordinating with tenant third party vendors

g)    Managing testing agencies and other Core5 contractors

h)    Onsite visits for “progress analysis”

i)      Attend architectural and engineering site visits.

j)      Standard document control for construction documents

k)    Review and process pay applications, lien waivers and consultant invoices.

·      Interfacing and maintaining relationships with tenants and construction personnel.

·      Maintaining relationships with key vendors

·      Present projects or revisions to municipalities and senior management.

·      Create and Manage proto-type details and specifications

·      Management of Punch-List, Warranty Items and Warranty walk-throughs.
