Overview
The Construction Project Manager owns renovation execution across our DFW multifamily portfolio. Primary focus is interior unit renovations — classic and full value-add turns. Secondary focus is exterior CapEx coordination — roofing, paint, parking lot, amenities, building envelope.
You will not inherit a vendor list. You build your own. We expect you to walk in with established relationships across the DFW trades — plumbers, electricians, HVAC techs, drywall, paint, flooring, cabinet, countertop, finish carpenters — and the ability to assemble and manage in-house crews and 1099 subcontractors from day one.
Duties
Interior Unit Renovations
- Execute classic and full value-add renovation programs across the portfolio per acquisition business plans
- Manage scope, schedule, and budget for every unit in the pipeline
- Hit per-unit cost targets and turn-time targets tied to lease-up and rent premium assumptions
- Coordinate with Property Management on unit release, resident impact, and lease-up handoff
- Quality control every unit — punch, inspect, sign off
Crew & Subcontractor Management
- Source, vet, and onboard 1099 subcontractors and trade vendors across DFW
- Build and manage in-house renovation crews where the math supports it
- Negotiate pricing — unit-based, line-item, T&M where appropriate
- Enforce COI compliance, W-9s, lien waivers, and 1099 documentation
- Manage performance: production rates, quality, safety, schedule adherence
Project Management Software & Communication
- Maintain every active project in our project management software with daily updates — schedules, progress, constraints, change orders, photos, punch lists
- Provide daily progress updates on what moved, what's blocked, and what's needed
- Run weekly project review meetings with ownership and Property Management
- Surface constraints early so they can be solved before they become problems
- Document everything
Logistics, Supply Management & Job Costing
- Source materials and supplies across the portfolio — leverage volume, lock pricing, manage delivery windows
- Build and maintain preferred vendor lists for materials, fixtures, finishes, and appliances
- Track job costs in real time at the unit, property, and portfolio level
- Manage lead times, staging, and delivery so crews never wait on materials
Experience
- 10+ years of construction experience, with prior roles as a Superintendent, Lead Foreman, or Project Manager
- 5+ years in multifamily preferred — value-add renovation experience strongly weighted
- Track record completing 100+ unit turns annually
- Direct experience hiring and managing 1099 subcontractors and in-house crews
- Demonstrated ability to hit per-unit cost targets ($8K–$25K range depending on scope)
- Experience with occupied renovations and resident communication
- Fluency across the trades: plumbing, electrical, HVAC, drywall, paint, flooring, cabinets, countertops, tile, finish carpentry
- Scope writing, bid leveling, and vendor negotiation
- Schedule management — can build and hold a 30/60/90 unit turn schedule
- Job costing at the line-item level
- Project management software fluency (Procore, BuilderTrend, or equivalent)
- Property management software experience (AppFolio preferred)
Pay: $75,000.00 - $80,000.00 per year
