Senior Fit-Out Construction Manager

Craft Industrial Company is looking for a Senior Fit-Out Construction Manager to join our project team in AlUla, Saudi Arabia .

This is a senior site leadership role for an experienced construction professional who can drive daily site execution, manage subcontractors, control work fronts, solve problems quickly, and deliver high-end fit-out works under fast-track and high-pressure project conditions.

The role is suitable for a practical, site-present Construction Manager with strong experience in premium fit-out, hospitality, cultural, heritage, public realm, resort, spa/wellness, or mixed-use projects.

Role Purpose:

The Senior Fit-Out Construction Manager will be responsible for turning the project plan into real progress on site.

The role requires strong daily control of work fronts, manpower, subcontractors, materials, inspections, quality, safety, logistics, and handover readiness.

For AlUla projects, the successful candidate must be able to work under rush, high pressure, fast-track schedules, client escalations, delayed approvals, late materials, and changing site priorities while remaining calm, factual, and focused on solutions.

A key requirement of this role is to be a solution finder , not only a problem reporter. The Construction Manager must identify issues early, propose practical recovery actions, push for decisions, and keep the site moving without compromising safety, quality, or contractual protection.

Key Responsibilities:

The Senior Fit-Out Construction Manager will be responsible for:

1. Leading daily site execution for all fit-out works, including architectural finishes, stone, joinery, ceilings, partitions, doors, glazing, metal works, waterproofing interfaces, specialist finishes, and coordination with MEP/ELV systems.
2. Breaking down the project schedule into practical daily and weekly work plans that engineers, supervisors, subcontractors, and foremen can clearly execute.
3. Walking the site daily, checking actual progress, identifying delays, removing obstacles, and ensuring that each work front has the required drawings, materials, manpower, access, permits, approvals, and inspections.
4. Controlling subcontractors by setting clear targets, checking manpower, monitoring productivity, recording poor performance, and escalating when recovery action is required.
5. Coordinating with planning, procurement, logistics, QA/QC, HSE, engineering, commercial, and handover teams to keep the works moving.
6. Identifying critical and delayed activities early, especially works affecting handover, testing and commissioning, inspections, final finishes, and client acceptance.
7. Ensuring proper coordination between civil, fit-out, MEP, ELV, lighting, specialist systems, and final finishing teams to avoid abortive work and repeated rework.
8. Checking quality before consultant inspection and ensuring work is complete, clean, accessible, and ready for approval before being offered for inspection.
9. Following up WIRs, MIRs, NCRs, snags, punch lists, corrective actions, and close-out records until closure.
10. Protecting completed works, especially high-end finishes, stone, joinery, glass, doors, sanitary fixtures, lighting, decorative elements, and specialist materials.
11. Enforcing HSE requirements on site, including permits, access control, housekeeping, lifting, hot works, work at height, confined spaces, electrical safety, and safe material handling.
12. Maintaining proper site records, including daily reports, manpower records, progress photos, delay events, instructions, inspection status, access issues, and subcontractor performance.
13. Supporting the project team in identifying variation events, abortive works, acceleration requirements, delay causes, and required recovery actions.
14. Leading snag closure by area, trade, and priority to ensure completed areas are clean, protected, and ready for consultant/client review.
15. Acting as a practical solution finder on site by identifying options, proposing recovery actions, coordinating with the required parties, and following up until issues are closed.

AlUla Project Requirements:

The successful candidate must understand the nature of AlUla projects, including:

1. Remote-site logistics and long delivery routes.
2. Limited urgent supply options.
3. High client expectations for visual quality, finishing standards, documentation, and site presentation.
4. Coordination with PMC, supervision consultant, nominated suppliers, specialist vendors, and subcontractors.
5. Strict inspection and approval processes.
6. Environmental, heritage, and visitor-experience sensitivity.
7. Limited tolerance for rework in high-end hospitality, cultural, and public-facing areas.
8. The need for strong advance planning instead of waiting for problems to appear on site.

Required Experience:

The ideal candidate should have:

1. Minimum 20 years total construction experience .
2. Minimum 10 years in fit-out, finishing, or building construction management .
3. Strong experience in high-end hospitality, resort, cultural, commercial, museum, public realm, spa/wellness, or mixed-use projects.
4. Previous KSA or GCC experience.
5. AlUla, RCU, PIF, giga-project, or remote-site experience is strongly preferred.
6. Strong practical knowledge of site sequencing, fit-out details, finishing quality, subcontractor control, and handover.
7. Strong understanding of inspections, approvals, WIRs, MIRs, NCRs, RFIs, shop drawings, method statements, ITPs, and snag closure.
8. Proven ability to manage fast-track, high-pressure, and rush project environments where decisions, inspections, materials, manpower, and subcontractor performance must be controlled daily.
9. Strong English communication and reporting skills. Arabic is an advantage.

5. Reduction of NCRs, repeated defects, rework, damage, and abortive work.

7. HSE compliance and corrective action closure.
8. Quality of site records and daily reporting.
9. Readiness for handover by area.
10. Client/consultant confidence in site control.
11. Effectiveness in resolving site constraints and finding practical solutions.
12. Ability to maintain progress during rush periods, high-pressure situations, and recovery schedules.

This is a site-based role requiring daily field presence and close follow-up with engineers, supervisors, foremen, subcontractors, suppliers, and project stakeholders.

Extended working hours may be required during critical activities, inspections, recovery periods, testing, commissioning, snagging, and handover.
