*Project Type:* High-rise Luxury Hotel (Full-scope: structure, façade, MEP, landscaping, pool, roads, and high-end interiors)

*Reporting to:* Project Manager (Direct Hire by Main Contractor)

### *Role Summary:*

We are seeking an experienced *Construction Manager* with a strong background in *high-end hotel finishing works* to lead and coordinate all on-site construction activities for a landmark high-rise hotel project in Dubai. You will be responsible for managing the full spectrum of site operations, from external works (landscaping, roads, swimming pools) to internal luxury finishes (painting, joinery, wallcovering, façades, etc.). Your mission is to ensure safety, quality, schedule, and budget adherence across all trades.

### *Key Responsibilities:*

*1. Overall Site Management:*

- Lead day-to-day construction activities for the entire project scope – from substructure to final handover.

- Coordinate between structural, MEP, façade, and finishing teams to ensure smooth workflow and interface management.

- Enforce strict HSE standards in line with Dubai Municipality and Trakhees / DM regulations.

*2. Finishes & Interior Fit-out (Core Focus):*

- Supervise and drive all finishing works including:

- *Painting (high-grade emulsion, epoxy, textured, etc.)*

- *Fine carpentry / joinery (fixed & loose furniture, paneling)*

- *Wall covering (luxury vinyl, fabric, leather, wallpaper)*

- *Ceiling & drywall systems*

- *Flooring (marble, timber, carpet, tiles)*

- Ensure quality standards meet 5-star hotel specifications.

*3. External & Civil Works:*

- Manage *landscaping & irrigation works* (hardscape, softscape, lighting).

- Oversee *road works & paving* within the plot, including access roads and drop-off areas.

- Supervise *swimming pool construction* (structure, waterproofing, tiling, filtration system coordination).

*4. Façade & Envelope:*

- Monitor *curtain wall / cladding installation* (glass, aluminium, stone, terra cotta).

- Ensure waterproofing, thermal performance, and aesthetic quality.

*5. Planning & Progress Control:*

- Develop and maintain short-term look-ahead schedules in coordination with planning engineers.

- Identify critical path activities, anticipate bottlenecks, and propose mitigation measures.

- Track daily/weekly progress and report to the Project Manager.

*6. Subcontractor & Workforce Management:*

- Manage and coordinate finishing subcontractors (painters, carpenters, wallpaper installers, pool specialists, landscapers, etc.).

- Allocate labor, materials, and equipment efficiently across zones.

- Resolve site conflicts and ensure discipline-wise handovers are properly executed.

*7. Quality Assurance & Snagging:*

- Implement strict QA/QC processes for all finishing trades.

- Lead snagging, de-snagging, and final inspections with the consultant and client teams.

- Ensure timely closure of defects and smooth progress toward project completion.

*8. Material & Logistics:*

- Coordinate with procurement and stores for timely delivery of finishing materials (wood, paint, wallpaper, tiles, etc.).

- Manage on-site logistics for finishing trades – especially in high-rise tower settings (hoists, floor loading, protection).

### *Qualifications & Experience:*

- *Education:* Bachelor’s degree in Civil Engineering, Construction Management, or related field.

- *Experience:*

- Minimum *12–15 years* of construction experience, with at least *5 years* in a Construction Manager role (or Senior Finishing Manager) on *high-rise hotel/luxury residential / commercial tower projects*.

- Must have *extensive hands-on experience* with:

- Luxury finishes (paint, joinery, wallcovering, flooring)

- Swimming pool construction

- Landscaping & roads

- Curtain wall / façade installation

- Proven track record of delivering high-quality finishing works on *fast-track projects*.

- *Preferred:* Previously worked with main contractors in *Dubai / UAE / GCC*. Familiar with local codes (DM, DCD, Trakhees, Civil Defense).

- *Technical Skills:*

- Proficient in reading and finishing drawings, joinery shop drawings, and landscape plans.

- Strong knowledge of material specifications, installation methods, and sequence of works for hotel interiors.

- Competent in MS Project, Primavera (basic), Excel, and BIM tools (advantage).

- *Soft Skills:*

- Strong leadership, conflict resolution, and decision-making ability under pressure.

- Excellent communication in English.

- Highly organized, detail-oriented, and quality-driven.
