Core Responsibilities
The role is a blend of high-level strategy and on-the-ground execution. Key responsibilities include:
1. Project Planning & Scope Definition
- Interpreting architectural drawings, engineering reports, and contracts.
- Defining the scope of work and ensuring all stakeholders understand the project goals.
- Selecting and vetting subcontractors (electricians, plumbers, framers, etc.).
2. Budgeting & Cost Management
- Creating detailed project budgets and cost estimates.
- Managing cash flow and approving invoices.
- Tracking costs to ensure the project remains on budget and identifying cost-saving measures without compromising quality.
3. Scheduling & Logistics
- Creating the master construction schedule (often using Gantt charts or software like MS Project, Procore, or Primavera P6).
- Sequencing trades to ensure materials arrive on time and workers are not standing idle.
- Managing logistics for material deliveries, equipment, and site access.
4. Team Leadership & Communication
- Leading daily/weekly "huddles" or progress meetings.
- Acting as the main point of contact for the client, providing regular status updates.
- Mediating disputes between subcontractors or between the client and the builders.
5. Risk Management & Safety
- Ensuring strict adherence to Occupational Safety and Health Administration (OSHA) standards and local safety regulations.
- Obtaining necessary permits and ensuring the project complies with building codes.
- Carrying insurance and managing liability to mitigate legal risks.
6. Quality Control
- Conducting site inspections to ensure workmanship meets contract specifications and design standards.
- Managing the "punch list"—the final list of minor repairs or touch-ups required before the building is handed over.
Required Skills & Qualifications
Education:
- A Bachelor’s degree is typically required, usually in Construction Management, Civil Engineering, Architecture, or Building Science.
Certifications (Common in the US):
- Certified Construction Manager (CCM): Recognized as the gold standard.
- Project Management Professional (PMP): Useful for those managing complex, large-scale infrastructure.
- OSHA 30-Hour or 30-Hour Construction Safety Certification.
Hard Skills:
- Proficiency in construction management software (Procore, Bluebeam, Autodesk Build).
- Deep understanding of construction methods, materials, and legal regulations.
- Contract management and legal terminology.
Soft Skills:
- Leadership: Commanding authority on a site where no two days are the same.
- Problem-Solving: Construction is unpredictable (weather, material shortages, design flaws); the PM must pivot instantly.
- Communication: Translating technical jargon for clients and managing diverse personalities.
