Construction Project Manager

About the Role

Lead commercial, residential, and AOAO construction projects from preconstruction through closeout. Own the budget, schedule, team, and client relationship. Projects range $150K–$5M across Oahu and Maui.

What You'll Do

• Manage 2–4 concurrent projects from contract award through closeout.
• Own project budgets, schedules, submittals, RFIs, change orders, and closeout documentation.
• Lead subcontractor buyout, scope review, and contract negotiation.
• Run OAC meetings, report project status to ownership and clients weekly.
• Partner with superintendents on field execution, safety, and quality.
• Review and approve pay applications, invoices, and vendor payments.
• Enforce Warrior safety standards and Hawaii building code compliance.
• Mentor project coordinators and assistant PMs.

What You Bring

• 5+ years of construction project management experience (Hawaii market strongly preferred).
• Proven track record managing commercial, AOAO, or mid-size residential projects.
• Strong knowledge of Hawaii GET tax, prevailing wage, lien law, and permitting.
• Proficiency with construction management software (Contractor Foreman, Procore, or similar).
• Ability to read plans, specs, and schedules fluently.
• Excellent written and verbal communication.
• Valid Hawaii driver's license and reliable transportation.

Nice to Have

• OSHA 30 certification.
• Bachelor's degree in Construction Management, Engineering, or related field.
• AOAO / condominium project experience.
• Estimating background.
