Construction Project Manager | Multi-Family

Creations Northwest LLC, an affiliate of HT Industrial Properties LLC, is looking for a talented and motivated PROJECT MANAGER for Oregon, Willamette & Mid-Willamette, area projects. Our mission is to build, manage, and maintain superior housing in the community in which we live and work. The ideal candidate has a minimum of five years experience in multi-family residential and/or commercial building, with demonstrated ability and success in all phases of project supervision and completion. Creations Northwest is a growing organization with projects in development, under construction, and in operation throughout Oregon!

The Project Manager will provide overall leadership direction to multiple projects including project budgets, project buyout, working with and developing subcontractor/relationships, management of project financials, managing overhead costs of construction, ensure project quality and timeliness, as well as mentoring the project team.

PROJECT MANAGER RESPONSIBILITIES:

Directly supervises all Superintendents and Project Coordinators for commercial projects. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

  • Responsible for project life cycle from buyout to closeout:
  • Value engineers all projects to identify areas of improvement in design, cost, and/or execution
  • Creates and manages the project budgets and buy-outs per the approved/provided project specifications
  • Manage project change orders
  • Ensures all projects remain in compliance with all building regulations, laws, and safety regulations.
  • Create and manage construction schedules through scheduling platform, BuilderTrend
  • Procure new sub-contractors in new markets/projects, as necessary
  • Establish scope of work by trade for each project to include all trades needed for current projects
  • In partnership with Leadership, award contracts to sub-contractors
  • Identifies appropriate contractors and sub-contractors for project scopes
  • Maintain Sub-contractor relationships in partnership with Superintendents.
  • Upon project completion, hand off to property management
  • Communicate across department leadership regarding department & project status, updates, and needs
  • Forward planning, in partnership with Land Use Development team, of upcoming projects, staff, sub-contractors, and even flow of Construction personnel
  • Works collaboratively in a team environment with a spirit of cooperation
  • Displays excellent communication skills including presentation, persuasion, and negotiation skills required in working with customers and coworkers and including the ability to communicate effectively (by phone, email, online meetings, etc.) and remain calm and courteous under pressure

OTHER DUTIES: Other duties as assigned/requested. The position duties ebb and flow and other duties may be added or adjusted to accommodate the needs of CNW. Oregon and Washington travel may be required dependent upon projects.

EDUCATION AND/OR EXPERIENCE

  • Five (5) years of related experience and/or training or equivalent combination of education and experience
  • Experience in large project commercial construction is required.

Job Type: Full-time

Pay: $100,000.00 - $145,000.00 per year

Education:

  • High school or equivalent (Preferred)

Experience:

  • Project Management: 5 years (Preferred)
