Construction Project Manager – Residential Renovations

About Kando Group

Kando Group is a national construction and field services company specializing in residential renovations for institutional property owners, REO servicers, and multifamily operators. We're the single-source solution for property owners who need renovation work done right, on time, and at scale.

The Role

You'll own a portfolio of active residential renovation projects across the Chicago market — managing them from kick-off through close-out. This is a field-first role. You'll be on-site daily conducting walkthroughs, managing subcontractors, enforcing quality standards, and keeping projects on schedule and on budget. You'll also be responsible for accurate documentation, billing coordination, and client communication.

What You'll Do

  • Manage 20–40+ concurrent residential renovation projects across the Chicago metro area
  • Conduct daily site visits, quality inspections, and progress walkthroughs
  • Coordinate and hold accountable a roster of subcontractors and vendors
  • Own project schedules, budgets, and scope compliance from start to finish
  • Prepare and submit accurate billing packages, change orders, and project documentation
  • Communicate project status to clients and internal leadership on a weekly cadence
  • Identify and resolve field issues proactively — scope gaps, vendor no-shows, material delays, punch list items
  • Use project management software (ClickUp) to track tasks, timelines, and project health
  • Support the onboarding and oversight of new subcontractors in the market
  • Ensure all work meets local code requirements and company quality standards

What You Bring

  • 5+ years of experience managing residential construction or renovation projects
  • Proven ability to run a high volume of concurrent projects independently
  • Strong knowledge of residential trades — rough and finish carpentry, plumbing, electrical, HVAC, roofing, flooring, drywall, painting
  • Experience managing subcontractors and vendor relationships
  • Familiarity with institutional client workflows, REO renovation, or property preservation is a strong plus
  • Comfortable with technology — project management tools, mobile documentation, digital photo reporting
  • Reliable transportation and willingness to travel across the Chicago metro area daily
  • Strong written and verbal communication skills
  • Highly organized, self-directed, and accountable

Nice to Have

  • Experience working with institutional single-family rental (SFR) investors or REO servicers
  • Familiarity with billing platforms such as VendorCafe, Northsight, or similar portals
  • Background in multifamily unit turns or large-scale residential rehab programs
  • Bilingual (English/Spanish) is a plus

What We Offer

  • Competitive salary with performance-based bonus opportunity
  • A growing company with a 9+ year track record and national footprint
  • Hands-on leadership team that invests in your success
  • Opportunity to grow into senior operations roles as we scale

Pay: $85,000.00 - $95,000.00 per year

Benefits:

  • Flexible spending account
  • Opportunities for advancement
