Position Overview:
We are seeking one experienced Construction Superintendent/Project Manager to oversee the day-to-day field operations of our custom home projects while also acting as the Project Manager on site. The ideal candidate has a strong background in luxury residential construction, exceptional organizational skills, and the ability to manage multiple trades while maintaining the highest standards of quality and safety. This is a hands-on position with a solid understanding of interiors, siding, framing and the ability to actually perform the work to accomplish the task. You will be on site 95% of the time.

Key Responsibilities:

• Oversee all on-site construction activities from start to completion
• Manage subcontractors, vendors, and daily scheduling
• Ensure projects are completed on time, within budget, and to company quality standards
• Maintain a clean, safe, and organized job site
• Coordinate inspections and ensure compliance with local building codes and regulations
• Collaborate closely with project managers, designers, and clients
• Review plans and specifications to ensure accuracy and constructability
• Proactively identify and resolve issues in the field
• Conduct regular site meetings and provide progress updates

Qualifications:

• 10+ years of residential construction experience
• Very strong background in architecturally designed high end custom home building (not solely production construction)
• Proven experience managing projects from site preparation through final walkthrough
• Familiarity with high-end finishes and managing client-driven changes typical in custom homes

Technical Knowledge:

• Deep understanding of framing, foundations, roofing, and MEP (mechanical, electrical, plumbing) systems
• Strong knowledge of local Washington State building codes and inspection processes
• Ability to read and interpret blueprints, structural plans, specifications, and shop drawings

Project Management Skills:

• Strong scheduling and sequencing ability (understanding trade coordination and timing)
• Budget awareness with a focus on cost control
• Extensive experience with change order management (critical in custom builds)
• Ability to keep projects on schedule despite delays and unforeseen challenges

Leadership & Communication:

• Proven ability to manage subcontractors and trades effectively
• Ability to enforce accountability while maintaining strong working relationships
• Clear and professional communication with homeowners, architects, and designers
• Strong conflict resolution and problem-solving skills

Quality & Craftsmanship:

• High standards for workmanship and attention to detail
• Ability to identify and address issues early (before inspections or client walkthroughs)
• Strong punch list management and project closeout skills
