Job Summary
The Mortgage Post Closer is responsible for managing all post-closing activities to ensure mortgage loans are accurately funded, delivered, and compliant with investor and regulatory requirements. This role supports the final stages of the loan lifecycle by coordinating with internal teams, title companies, and investors while maintaining accuracy across all systems.
Key Responsibilities
Loan Funding & Disbursement
- Review closed loan files to ensure all funding conditions are satisfied.
- Complete funding sheets and verify accuracy of all figures.
- Balance Closing Disclosure figures and confirm wire instructions.
- Write tickets and build loans within internal systems.
- Initiate and send wires; coordinate with Wire Department (including FHLB funding via email requests).
- Prepare and issue checks as needed for loan funding.
- Ensure timely and accurate disbursement of loan proceeds.
Post-Closing Review & System Processing
- Perform detailed audits of closed loan files to confirm completeness and compliance with investor, agency, and internal guidelines.
- Upload signed documents into Encompass and ensure proper indexing.
- Scan and maintain loan documentation within Jack Henry Xperience.
- Move loan files through final milestones in Encompass and transition loans to “Completed” status.
- Build and maintain loan data accuracy across all systems.
Loan Delivery / Shipping
- Prepare and send custody files and closed loan packages to investors in accordance with delivery requirements and timelines.
- Upload and track loan delivery through Encompass and investor platforms.
- Monitor purchase advice and resolve suspense or funding issues.
Trailing Documents & Collateral Management
- Track and obtain trailing documents, including final title policies and recorded mortgages/deeds of trust.
- Follow up with title companies, counties, and third parties to ensure timely receipt.
- Maintain accurate logs and ensure documents are properly uploaded and recorded.
Title Company & Third-Party Coordination
- Serve as a primary point of contact for title companies post-closing.
- Coordinate funding, resolve discrepancies, and ensure proper recording of documents.
- Ensure compliance with title and closing instructions.
Specialized Functions & Compliance
- Register loans with MERS and ensure accuracy of registration data.
- Manage HMDA-related data integrity and reporting support.
- Tickle and track required items within Sageworks or similar systems.
- Provide HELOC support, including setting up internet banking access for borrowers.
- Ensure all loans meet investor, regulatory, and internal audit standards.
Preferred Qualifications and Experience
- High school diploma or equivalent required; associate’s or bachelor’s degree preferred
- 2–3 years of mortgage post-closing, funding, or related experience preferred
- Experience with Encompass and Jack Henry systems strongly preferred
- Strong understanding of mortgage documentation, closing processes, and investor requirements
- Strong attention to detail, organizational, communication, and problem-solving skills with the ability to manage multiple priorities in a fast-paced environment

- Proficiency in Microsoft Office Suite
