Contract Bookkeeper (1099) – Real Estate / Property Management

Job Description: 1099 Contract Bookkeeper

We are seeking a detail-oriented and experienced 1099 Contract Bookkeeper to support the financial management of a growing real estate investment portfolio. Our company manages residential and commercial investment properties across multiple entities, and we are looking for someone who can bring strong organization, accuracy, and real estate accounting expertise to our team.

This is a contract (independent contractor) role with ongoing, consistent work.

Key Responsibilities

  • Perform monthly bank and account reconciliations across multiple entities
  • Maintain accurate and up-to-date general ledgers and financial records
  • Ensure balance sheets are accurate and current, including proper recording of new property acquisitions and dispositions
  • Assist in preparing and reviewing financial statements for internal use, CPA, and lenders
  • Support month-end and year-end close processes
  • Work closely with ownership and internal team to ensure financial clarity across entities
  • Assist with financial reporting and analysis as needed
  • Identify discrepancies and proactively resolve issues

Requirements

  • Proven experience in bookkeeping for real estate portfolios (multi-entity experience strongly preferred)
  • AppFolio experience REQUIRED
  • Strong understanding of balance sheets, P&L statements, and real estate accounting practices
  • Experience working with CPAs and preparing books for tax filing
  • High attention to detail and strong organizational skills
  • Ability to manage multiple entities and accounts simultaneously
  • Strong communication skills and ability to work independently

Preferred Qualifications

  • Experience with property management accounting
  • Familiarity with real estate acquisitions, capital expenditures, and loan tracking
  • Experience supporting lender reporting and financial package preparation

Compensation & Structure

  • 1099 Independent Contractor
  • Flexible schedule with consistent monthly workload
  • Compensation based on experience (hourly or flat monthly rate)

Pay: $25.00 - $45.00 per hour

Expected hours: 20 – 40 per week
