Job Title: Contracts Manager
Department: Projects / Commercial
Location: Sharjah - Head Office
Reports To: General Manager

Job Purpose:

To oversee and manage all contractual, commercial, and legal aspects of high-rise construction projects. The Contracts Manager ensures the company’s interests are protected, contractual obligations are met, and cost controls are effectively implemented throughout all stages of the project lifecycle—from tendering to final handover.

Key Responsibilities:1. Contract Administration

  • Review, interpret, and manage main contracts, subcontracts, and consultant agreements.
  • Ensure that all contractual terms, conditions, and obligations are properly executed and complied with.
  • Identify and mitigate contractual risks and exposures during the project execution phase.
  • Manage correspondence with clients, consultants, and subcontractors related to contractual issues.

2. Claims & Variations Management

  • Prepare and evaluate claims for variations, extensions of time (EOT), and other contractual entitlements.
  • Maintain detailed records and documentation to support all claims and contractual negotiations.
  • Liaise with planning, QS, and engineering teams to validate and substantiate claims.
  • Negotiate and finalize variations and claims with clients and subcontractors.

3. Procurement & Subcontract Management

  • Review tender documents and prepare commercial risk assessments for new projects.
  • Assist in drafting subcontract agreements aligned with main contract requirements.
  • Evaluate and approve subcontractor payments, variations, and claims.
  • Ensure fair and transparent procurement processes.

4. Financial & Cost Control

  • Work closely with quantity surveyors and cost control teams to manage project budgets.
  • Monitor project cash flow, forecast costs, and report potential commercial risks.
  • Support the finance department in project invoicing and payment follow-ups.
  • Ensure timely closure of final accounts with clients and subcontractors.

5. Legal & Compliance

  • Coordinate with legal advisors on complex contract disputes, arbitration, or legal notices.
  • Ensure all project documentation and communications adhere to company policies and UAE laws.
  • Stay updated with FIDIC, UAE Civil Code, and other relevant contractual frameworks.

6. Stakeholder Management

  • Build and maintain strong relationships with clients, consultants, and subcontractors.
  • Participate in project progress and coordination meetings.
  • Advise project managers and engineers on contractual matters and risk mitigation strategies.

Job Types: Full-time, Permanent

Pay: AED20,000.00 - AED25,000.00 per month
