We are seeking an experienced and commercially driven Contracts Manager to join our construction team in the UAE. The successful candidate will be responsible for managing all contractual and commercial aspects of ongoing construction projects, ensuring effective contract administration, cost control, claims management, and commercial compliance.
The Contracts Manager will lead the Commercial Department including Planning Engineers and Quantity Surveyors, while coordinating closely with Project Management, Procurement, Finance, Technical Engineering, and Client/Consultant teams to protect the company’s contractual and financial interests.
Key Responsibilities
- Lead and manage all contractual and commercial activities for ongoing construction projects.
- Administer main contracts and subcontract agreements in accordance with project requirements and company policies.
- Review contract documents, identify commercial risks, and advise management on contractual obligations and liabilities.
- Prepare, review, and negotiate subcontract agreements, variations, claims, and commercial correspondences.
- Ensure proper contract execution and compliance with project terms and conditions.
Claims, Variations & Cost Control
- Manage variation claims, extension of time (EOT) submissions, contractual notices, and dispute resolution processes.
- Monitor project costs, budgets, forecasts, and financial performance in coordination with Project Managers and Finance teams.
- Lead the preparation and evaluation of interim valuations, payment applications, and final accounts.
- Identify commercial risks and implement mitigation strategies to protect project profitability.
- Support recovery planning and commercial strategies for underperforming projects.
Commercial Department Leadership
- Lead and supervise the Commercial Department including Quantity Surveyors and Planning Engineers.
- Establish commercial procedures, reporting systems, and performance standards across projects.
- Mentor and guide commercial team members to ensure effective contract and cost management practices.
- Coordinate with Procurement and Project teams regarding subcontractor performance, procurement packages, and cost tracking.
Project Coordination & Stakeholder Management
- Work closely with Project Managers, Engineers, Consultants, Clients, and Subcontractors to resolve contractual and commercial matters.
- Participate in project review meetings and provide commercial performance updates to senior management.
- Ensure proper documentation, records management, and contractual correspondence throughout project lifecycle.
- Support tendering and pre-construction teams with commercial inputs, budgeting, and contract reviews.
Compliance & Reporting
- Ensure compliance with UAE construction laws, contractual standards, and company procedures.
- Prepare executive commercial reports including project profitability, claims status, risk assessments, and cash flow updates.
- Maintain accurate commercial documentation and audit-ready contract records.
Requirements
- Bachelor’s Degree in Civil Engineering, Quantity Surveying, Construction Management, or related field.
- Minimum 8-10 years of experience in construction contracts and commercial management within the UAE/GCC.
- Strong experience with main contractors handling large-scale building or infrastructure projects.
- Proven expertise in contract administration, claims management, cost control, and quantity surveying.
- Excellent understanding of FIDIC contracts and UAE construction regulations.
- Strong negotiation, analytical, communication, and leadership skills.
- Experience managing commercial teams including QS and Planning personnel.
- Proficiency in Primavera P6, MS Project, AutoCAD, and Microsoft Office.
- Ability to manage multiple projects and stakeholders simultaneously.
Pay: AED6,000.00 - AED10,000.00 per month
