Key Responsibilities1. Contract Administration & Compliance
- Manage all pre-contract and post-contract activities for high-rise projects.
- Review and interpret contract documents (FIDIC, bespoke forms, UAE construction contracts).
- Ensure the project team fully understands contractual rights, obligations, and deliverables.
- Maintain contractual compliance with Dubai authorities and client requirements.
2. Claims, Variations & Commercial Management
- Prepare, evaluate, and negotiate claims, EOT submissions, and variations.
- Draft contractual letters, notices, and responses in compliance with contract timelines.
- Conduct commercial analysis, including cost impact evaluations and entitlement assessments.
- Support dispute avoidance; participate in adjudication, mediation, or arbitration when required.
3. Subcontract & Procurement Management
- Prepare subcontract agreements, scope of works, commercial terms, and contract conditions.
- Review and evaluate subcontractor quotations and proposals.
- Monitor subcontract performance, variations, and payment certification.
- Ensure procurement aligns with project timelines, long-lead items, and high-rise construction needs.
4. Risk Management
- Identify commercial and contractual risks; propose mitigation strategies.
- Maintain risk registers and track key risk indicators.
- Ensure proper documentation for potential disputes and claims.
5. Coordination & Communication
- Work closely with project managers, planning managers, cost control, and QS teams.
- Liaise with clients, consultants, legal teams, and subcontractors on contractual matters.
- Participate in weekly project meetings and provide contractual guidance to the site team.
6. Payment Management
- Review progress payment applications to clients and from subcontractors.
- Verify quantities, variations, and alignment with approved BOQs.
- Ensure compliance with Dubai regulations (e.g., DCD, DEWA, DM requirements impacting commercial scope).
7. Documentation & Reporting
- Maintain organized records of correspondence, approvals, variations, and claims.
- Prepare monthly commercial reports and contractual status updates.
- Ensure documentation supports audit trails and UAE legal requirements.
Qualifications & Experience
- Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or related discipline.
- 12–18 years experience in contracts management, with 5+ years in Dubai high-rise construction.
- Strong experience with FIDIC contracts, UAE construction law, and commercial management.
- Excellent knowledge of claims, EOT, and dispute resolution practices.
- Strong communication, negotiation, and leadership skills.
Preferred Skills
- Experience with mega-towers, mixed-use high-rise, or fast-track Dubai projects.
- Familiarity with authority requirements (DM, RTA, DCD, DEWA, Trakhees).
- Strong analytical and drafting skills for contractual letters and reports.
