Curative Title Abstractor & Genealogy Researcher (1099 Contractor | Remote)

We are expanding our curative title research team and seeking experienced Title Abstractors and Genealogy Researchers who enjoy untangling complex ownership histories and working independently on detailed research files.

This is a part-time, fully remote, 1099 contractor role designed for experienced researchers who understand title, probate, heirship, and land records and enjoy untangling ownership history and family lineage tied to real property.

We are opening a limited number of contractor positions and are looking for individuals who can confidently handle both sides of the puzzle: title/land records AND heirship-based lineage research.

What You’ll Be Working On

You’ll be assigned pre-selected property files on a weekly basis and asked to research and document:

  • Chain of title and vesting history
  • Recorded deeds, probates, affidavits, liens, judgments, and other instruments
  • Family lineage and heirship using genealogy research
  • Potential breaks in title or ownership interests

We provide the records — you focus on the research.

This Role Is Ideal For

You’ll likely be a great fit if you have experience as a:

  • Title Abstractor or Title Examiner
  • Genealogy Researcher / Family Lineage Researcher
  • Heirship or Probate Research Specialist
  • Paralegal or Legal Researcher (estate & probate focused)
  • Landman or title researcher with genealogy experience
  • Research-driven professional who enjoys problem-solving and detail work

If you enjoy building family trees, tracing heirs, and tying people back to property ownership, this role was built for you.

Key Responsibilities

  • Abstract chain of title using Texas county clerk and land record systems
  • Examine deeds, probates, affidavits, and recorded instruments
  • Conduct genealogy and family tree research to identify heirs and ownership interests
  • Trace lineage across generations when probate is missing or incomplete
  • Review obituaries, public records, and genealogy databases
  • Identify and summarize title issues, heirship gaps, and ownership questions
  • Provide clear written summaries for each property file

Experience We’re Looking For

  • Experience with Texas title abstracting, probate, heirship, or genealogy research
  • Comfort interpreting deeds, probates, affidavits, liens, and judgments
  • Strong understanding of family lineage, heirship paths, and ownership transfer
  • Familiarity with Texas probate and intestate succession (preferred)
  • Detail-oriented and able to work independently
  • Comfortable meeting weekly deadlines in a remote environment

Tools & Research Systems

Experience with any of the following is a plus (not required):

  • Texas county clerk / land record portals
  • Ancestry, FamilySearch, obituary archives
  • DataTree, LandGlide, LandVision, or similar tools
  • Excel, Google Sheets, or other research organization systems

We also welcome any genealogy or research tools you already use effectively.

Hours & Flexibility

  • Part-time: 10–20 hours per week (sometimes less)
  • Flexible schedule — work when it fits your availability
  • Weekly deadlines for assigned files

Compensation & Contractor Details

  • $20/hour
  • 1099 independent contractor
  • Invoicing twice per month (1st & 15th)
  • Confidential work under an Independent Contractor Agreement
