About the Role

We are seeking a senior Director of Capital Formation to lead equity‑raising efforts for a growing portfolio of real estate, land, and entitlement projects across the Western United States. This position is designed for an experienced capital raiser with an established network of accredited investors, family offices, RIAs, and private capital groups. The role centers on capital formation, investor communication, and relationship management for high‑quality, de‑risked real estate opportunities.


Strategic Expansion Into Entitlement Projects

Old West Water has historically operated with disciplined investment criteria centered on land, water, and operational real estate assets. Over the past year, we identified a series of exceptionally strong entitlement opportunities—projects characterized by low basis, clear approval pathways, aligned municipalities, and meaningful value creation driven by entitlement execution rather than construction. Although these opportunities sat outside our traditional mandate, they aligned with our core principles of disciplined risk management, predictable timelines, and investor‑aligned outcomes. As a result, we have expanded into real estate entitlement projects as a dedicated vertical, pursuing only those opportunities that meet our rigorous standards and deliver compelling value for investors.


Key Responsibilities
  • Raise equity capital for real estate development, land acquisition, and entitlement‑driven projects
  • Present investment offerings to accredited investors, family offices, RIAs, and private capital groups
  • Manage investor relationships from initial introduction through close
  • Lead capital strategy, investor messaging, and capital markets outreach
  • Collaborate with executive leadership on project‑level capital requirements and timelines


Candidate Profile
  • Demonstrated success raising capital for real estate, private equity, development, or alternative investment offerings
  • Established network of accredited investors, family offices, or private capital groups
  • Strong communication, presentation, and investor‑facing relationship skills
  • Experience with land, entitlement, water rights, or development projects is advantageous
  • High degree of professionalism, integrity, and execution discipline
