JOB SUMMARY
Salary range: $200,000 - $230,000 annually, plus potential bonus and auto allowance.
The Director of Construction I is responsible for managing the successful execution of a single very large/complex project or multiple moderately sized projects contributing to overall profitability and other company goals in accordance with Holland Partner Group’s Core Values.
ESSENTIAL JOB FUNCTIONS
- Demonstrate mastery of Senior Project Manager II job functions.
- Coordinate efforts with Vice President and Regional General Superintendent.
- Assist in the assessment of operational structure and the creation and maintenance of related activities as defined by the senior management team.
- Manages the financial performance of assigned projects.
- Provides the leadership and team building necessary for the project management, field supervision and supporting staff to maintain a workforce that continuously embraces the mission, vision, and values of the Company and maintains commitment to the goals and objectives of the team specific to the market segments.
- Identifies, develops and coordinates with the Vice President to implement service enhancements necessary to meet the changing needs of the market segments and to ensure the ongoing development and refinement of the Company’s capabilities within the markets.
- Provide leadership for and instills the Company’s safety culture across all related activities.
- Participates in national level initiatives to enhance manger tools, process and governance.
- Effectively represents the Company to external groups and the public.
- Keeps the Vice President informed of appropriate information and developments.
- Establishes goals and standards of performance that are aligned with Vice President’s and Company’s strategic direction and needs.
- Holds self and other members of the management team accountable for conduct and performance.
- Promotes and markets construction projects and identifies, pursues, and negotiates sales for assigned regional projects.
- Develops and maintains client, broker, and vendor relationships.
- Develops proposals for construction projects according to customer specifications in line with company business plans.
- Ability to effectively run two or more teams through entitlement, design, permitting and construction processes.
- Manages design aspects of assigned regional projects with the goal of ensuring that budget, schedule, quality and customer satisfaction goals are met.
- Prepares and directs others in preparing reliable comparison estimates with minimal design documents (conceptual building footprint, ALTA Survey, etc.).
- Manages due diligence activities for potential and new projects.
- Prepares and directs others in preparing architectural and other design RFPs.
- Prepares and directs other in preparing design contracts (PSA’s, LSPA’s, etc.).
- Draft and prepare GMP Contracts for Vice President review.
- Negotiates contract modifications for design contracts and subcontracts and makes final recommendations to Vice President for approval.
- Manages the development of complete, accurate and fully coordinated working drawings for projects.
- Responsible to ensure necessary permits are obtained in a timely fashion for the projects.
- Ensures appropriate purchasing program, planning and documentation is established for each project.
- Reviews margin projections for regional projects with the assigned Project Manager monthly.
- Reports budget status to Vice President.
- Prepares reports of project margin processions to Vice President on specified schedule.
- Proactively plan to avoid problems and disputes and expeditiously resolve problems and disputes that may arise on each project.
- Directs and mentors a team of construction professionals (project management and field supervision staff) and interns as applicable.
- Administers company policy to staff as applicable
- Reviews and approves expenses.
- Assists in counseling department staff to promote their professional growth.
- Reviews job performance of subordinates at annual or more frequent intervals and recommends promotions, salary and other changes to the Vice President for President’s approval.
- Assists the Regional General Superintendent in coordinating the quality control, safety program, job scheduling and productivity of the field operations.
- Develops and maintains productive working relationships with team and company personnel.
- Ensures compliance with Holland Partner Group’s policies and procedures.
- Represent Holland Partner Group in a professional manner at all times.
- Conform to company apparel standards and set a positive example for all Associates.
- Perform all other duties as directed and assist the overall team effort in any way possible.
JOB REQUIREMENTS
Education: High School Diploma or equivalent is required. Bachelor's degree in Civil Engineering, Construction Engineering, and Architecture, Construction Management or related area preferred. Equivalent experience considered in lieu of a Bachelor's degree.
Experience: Minimum of fifteen years’ experience in the construction industry, with the majority of that time spent in project engineering and project management on multi-family and commercial building projects. Design-build and jobsite experience required. Professional engineering or architectural registration is desirable.
Knowledge, Skills and Abilities Required:
- Thorough knowledge of all aspects of design and construction as well as the ability to work productively with customers and vendors in all departments Cost Planning, Time Planning, Design Management, Construction Project Management
- Ability to independently lead project teams while procuring, supervising and motivating others in sales, and efficient management of design-build projects
- Adept at problem solving, communicating, working efficiently, and constructively challenging subordinates.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.
Working Conditions: Primarily will be working in an office environment where there is no physical discomfort due to temperature, dust, noise. Reviewing field locations at project sites may involve a hazardous construction environment requiring protective equipment that meets OSHA regulations; this may result in some physical discomfort due to temperature, dust and noise.
This position also requires:
- Travel and overnight stays.
- Ability to lift or move up to 20 pounds.
- Hearing and visual ability to observe and detect signs of emergency situations.
- Fluency in English both verbally and non-verbally.
