The Director of Construction Services is responsible for providing strategic leadership, direction, and oversight to our construction operations, ensuring the successful execution of projects within scope, budget, and timeline. The Director of Construction Services will collaborate closely with cross-functional teams, guiding the company through the entire construction process from inception, conceptual estimate and feasibility studies to completion and close out of the projects. This position is also responsible for management and assignment of tenant improvements, shell projects, and capital expense and repair projects across all product types including commercial, residential, and lodging. Will also provide leadership in financial management, adherence to schedule, and quality standards and cost accountability.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Pre-Construction Activity: Coordinate with Architecture, Development and Leasing on all preliminary design, budgeting and approvals for prospective development projects, tenant improvement projects and building acquisition projects. Develop preliminary bids and cost feasibility analysis. May be involved in due diligence on building acquisitions. Results are measured against pro-forma requirements, development deadlines and customer satisfaction.
Construction Project Management: Oversee the planning, execution, and delivery of construction projects. Collaborate with project managers to ensure adherence to quality standards, budgets, and timelines. Mitigate risks and resolve issues to ensure successful project outcomes. Implement and maintain quality control processes to ensure construction excellence. Identify potential risks and develop proactive strategies for risk mitigation. Ensure compliance with safety regulations and industry best practices. Stay abreast of industry trends, codes, and regulations to drive continuous improvement. Manage all phases of select approved construction projects including final construction document coordination, jurisdictional permitting, bidding, estimating, contract selection and awarding, contract preparation, pay application review and approval, jobsite activity coordination and monitoring, schedule monitoring, quality control, budget compliance and closeout. To ensure efficient and timely completion of all projects, the Director of Construction Services establishes the overall project schedule and manages communications to internal and external stakeholders and serves as the key information source for all departments involved in the project.
Capital Improvement and Repair Projects: Responsible for the oversight and coordination of commercial repair and capital improvement projects for the retail, commercial, lodging and residential properties. Assist commercial, lodging and residential property managers with construction related building issues. Assume responsibility for determining the nature of related problems and corrective measures. Assist or assume responsibility for vendor or contractor selection, construction coordination, and contract negotiation. Review contracts, in partnership with legal, for all construction related work being done by commercial, lodging, and residential property managers.
Tenant Improvement Projects: Responsible for pricing, monitoring and reporting all tenant improvement projects. Keep up-to-date unit prices for tenant improvement estimating purposes as well as historical cost documentation for past improvements. Assign and monitor progress on tenant improvements and drawing process. Responsible for maintaining and updating estimate spreadsheets and outlining specification documents for leasing proposals.
Budgeting: Develop and manage construction budgets, ensuring cost-effectiveness and profitability. Collaborate with the finance team to provide accurate financial forecasting and reporting for construction projects. Develop preliminary bids and cost feasibility analysis for prospective development projects. Solicit bids from general contractors, lead the process of value engineering and monitor budget compliance throughout the project. Complete projects within or under budget by continually identifying and analyzing savings opportunities without sacrificing quality. Responsible for the overall department budget and all financial related activities.
Leadership: Develop and implement construction strategies aligned with the company's overall objectives. Provide leadership and direction to the construction team, fostering a culture of excellence, innovation, and collaboration. Interface with internal and external stakeholders, including architects, engineers, contractors, and regulatory agencies. Cultivate and maintain strong relationships with key partners and vendors Responsible for selecting candidates, providing job specific learning and development, managing performance through constructive feedback and coaching and making employment decisions.
Reporting: Review contracts for all construction related work being done by commercial, lodging and residential property managers, maintain database for current estimated insurance replacement values for all properties, track and coordinate release of bonds and letter of credit (LOCs) related to any commercial, lodging, or residential projects. Maintain departmental reporting worksheets and summarize & track certificates of insurance. Manage department inventory at the Long Lake warehouse.
REQUIRED SKILLS AND EXPERIENCE
Education: Four-year degree in construction management or related study, or equivalent experience.
Experience/Knowledge/Skills/Abilities:
Rate: $150,000 USD - $175,00 USD per year
