Summary:
This position will oversee all lodging and residential facilities operations, manage lodging and residential facilities budgets, direct routine maintenance, respond to emergencies, mitigate risk, and conduct site inspections at our 29 lodging and 16 residential properties. In this role there is a need for strong communication skills, excellent organizational skills, broad knowledge of business functions, project management experience, and knowledge of preventive maintenance programs. There will also be a need to show a sense of urgency and be responsible for ensuring all hotel rooms and residential units are in working order and restored to service as soon as possible. The above will be accomplished through leading the facilities project managers and hands-on, knowledgeable leadership.
ESSENTIAL DUTIES & RESPONSIBILITIES
Standard Operating Procedures (SOPs) and Processes
- Creates, updates, maintains, audits and trains on SOPs (i.e., mechanical system parameters, utility programs, managing snow removal, swimming pool maintenance).
- Updates, audits, and evaluates Preventive Maintenance programs (PMs). Analyzes usefulness and accuracy to make recommendations on modifications such as frequency, training, and overall efficacy of systems. Creates and effectively delivers PM training.
- Ensures maintenance standards are defined and up to date for CSM and its hotel brands.
- Learns, shares knowledge of, and trains on the equipment and systems.
Property Teams
- Participates in interviews and selection decisions for property maintenance teams. Onboards, educates, and mentors property maintenance teams as needed. Conducts audits and property walks with property maintenance teams and verifies that work is complete and meets quality expectations. Work includes capital expenditures, PMs, deferred maintenance, repairs, safety requirements, equipment standards, etc. Provides support for, and guidance toward, achieving guest and resident satisfaction goals.
- Partners with General Managers (GMs) and Community Managers (CMs) on performance and talent management of property maintenance teams. Educates GMs and CMs on how to lead, understand and question the facilities and maintenance departments and positions.
- Creates and leads communications with property maintenance teams. Travels to properties and creates functional synergies within Areas, Complexes and Markets.
Leadership
- Leads Facilities Project Managers by selecting candidates, providing job specific learning and development, managing performance through constructive feedback, recognition, and coaching, delivering performance reviews, and making employment decisions.
- Builds and maintains collaborative and productive relationships with lodging and residential leadership, as well as Procurement, Construction, Architecture, Safety, shared services, and senior leadership.
- Responds to crises and incidents and partners with leaders to provide necessary support and follow-up.
- Supports company expectations to provide a safe and secure environment for employees, guests and residents with knowledge of security monitoring systems, loss prevention devices including locking mechanisms and cameras, and general safety requirements.
Contractors / Vendors
- Reads, understands and asks questions on vendor and procurement contracts.
- May assume lead role and liaison to contractor on property projects (i.e. asphalt, lighting, etc.).
- Assists with vendor selection and works with vendors to standardize expectations and bids.
- Assists in the bid process of, and tracks, monitors, and supports, capital projects.
Other Areas
- Sets up, evaluates and works on utility programs.
- Relies on a basic understanding of government regulations, codes and resources to ensure regulatory compliance in areas such as ADA, health and safety, and brand standards.
- Ensures fiscal responsibility by understanding and supporting properties’ budgets.
REQUIREMENTS
- Four-year degree in relevant field, or relevant experience.
- Proficiency in computer skills; Microsoft Office preferred.
- Travel up to 30% of the time.
- Demonstrated understanding of: PM programs, property systems (PMS, POS), and major mechanicals.
- Technical and mechanical aptitude; certifications preferred (i.e. HVAC, electrical, refrigeration).
- Hotel experience required; full-service, limited-service, multi-property and multi-family preferred.
- Strength in skills such as effective verbal and written communication, conflict management, innovation, process improvement, and prioritization.
- Operates with integrity, adaptability, and attention to detail.
Rate: $130,000 USD - $150,00 USD per year
